We last chattered about this “as-is” 4-bedroom rowhouse at 431 W. Superior in River North in September 2010.

At that time, the rowhouse had been on the market a month and had been reduced $275,000.

If you recall, the pictures indicated the kitchen and baths were intact.

Built on a 27×110 lot, the rowhouse had 4 terraces with 7342 square feet.

In September, some of you thought that current list was a deal.

The property sold in February 2011 for $525,000 under the September list price.

Did someone get a steal?

  5. You guys are gonna push him over the edge. HE HASN’T GIVEN HIS PERMISSION FOR YOU TO DISCUSS HIM!!!

    On this property, I like this and it seems like someone got a relatively good deal. I expect that he as-is and the tax situation would scare of a lot of people who could afford a property like this, so they were looking at a pretty small subset of buyers. If they wanted to wait for a year or more, I’m sure that they could have gotten a lot more for it.

  7. I think the area is great and this building looks very nice. However it is hard to say if anyone got a great deal without knowing the details of its “as-is” condition. Assuming everything is as perfect as can be expected for a 9 year old property then yes, this was a good deal.

    Last thread said there was significant water damage:

    “I have been in the property. The VPS boarding is pretty bad, but the main problem is water damage and mold. At one point there were seevral inches of water in that basement judging by the water marks in some places. Also water coming down from the upper floors.”

    Note the assertion of “water coming down from the upper floors”.

    If correct, possibly need to remove *all* sheetrock and trim and start over. Still not terribly expensive (ie, only enough to buy a 2/2 condo, not a SFH), if there is not substantial mold remediation required. But it was probably a pig in a poke, as generally your inspection rights don’t extend to poking a hole in *every* wall.

    It could easily be much, much more in a property like this one. The first step is to find where the water is coming in and stop that. This often involves ripping out drywall and finishes which might not be damaged. This can be quite difficult in a big property, and you have to make sure that the water is done coming in before you do any repairs. After you truly stop the water, you should remove all the materials that got wet, do mold remediation as appropriate and rebuild.

    On an as-is property like this you would still get to do an inspection, but you likely would not be allowed to pull drywall and really try to determine the extent of the problem.

    This is definitely a lot of house for 1.5 but the just looking at it you can tell the construction is shit. I bet they find McDonalds wrappers behind every piece of drywall they remove.

    With some work this place could be really nice.

    Ok sonies.. fair enough I’ll retract my statement and go with. Several rooms look at best like an unfinished design room at a Home Depot Expo and it’s only the flooring, trim, and stairwells that look like shit construction.
