  7. Sonies- you are not the norm. The 2-bedrooms have sold in the high $500s (although some are now trying to get $699k or higher- when they have smaller square footage than these 3-bedroom units which are also on the market.)

    The 1-bedrooms are still trying to get around $400k.

  8. Thats insane, This block is so dumpy i wouldn’t pay gold coast prices to live there. It is a nice building and the units appear to have very nice finishes that I like, but for 1750 sqft it looks small (the sq footage is likely inflated due to the round curtain wall and pillars in the living room in this tier)

    I mean my unit is basically a cheap knockoff of this building (also about half the price!), and I like the action that my block provides compared to this particular block.

    I’d say this unit is probably around 1500 sqft and at $400 a sqft you get a 600k price, not that I’d pay that but I’m sure lots of other people would.

  10. Chris, gas prices are why inner ring suburbs and city living are going to be well positioned for the future when it comes to housing values. When gas was low, it wasn’t a big deal to commute way out to West Bumblestank, IL for 3000 sqft $250k McMansions.

    Gas prices are making exurbs and suburbs without adequate public transportation a stupid move imho.

    I’m so glad I can take public transportation. It cost $100 bucks to fill up my v8 Touareg. WTF?

  12. As the owner of both a V8 Mustang and a Prius, living in the inner-ring suburbs (North Shore) with good walking and public transporation options, I think I’m well positioned whether gas prices stay up or go down.

    I have been driving the Prius a lot lately, not the Mustang, I have to say…

  16. JAH, gas was nowhere near $4.80/gallon when I bought the car. I thnk it was around $2.25 for the highest grade premium. For me, it really isn’t a big deal as my income can easily afford the operating costs of the car and driving is more a luxury than a necessity. I can adjust my habits (which I have done) to lower my gas consumption.

    The issue is that the middle class cannot make adjustments as easily due to lack of transportation options.

    The problem with electric cars though is that while we won’t have the gas consumption, we are just shifting the burden to the power grid. So instead of paying $5.00/gallon we will see our electric bills go through the roof.

  17. I don’t know what all the fuss is over this building. I don’t see what sets this building apart from the hundreds of others around Chicago that look similar. It’s nice, but not $800k nice (after you include the parking).

  21. This building is definitely a nice one, the units have fairly good finishes. However, i wouldn’t buy here for a few reasons :

    1. streeterville sucks. unless you really like timothy o’tooles.

    2. a fairly sizeable renter population. Now, i’m a renter – not hating on this, but facts are facts, buildings that have a lot of renters tend to get messed up a lot more often.

    3. price is too much; tons of more unique / better location options at this pricetag.

    Ze the last diesel i was in was the VW TDI toureg, I am amazed at who quiet and smooth they make them now. and with high rev power at that!

    Old Diesel are noisy and bog down in certain gears/revs. same as 4 bangers, just noisy no umph.

  24. @Sonies: I have an ’05. I actually really like the car. A ton of power and very luxurious. Nice and solid car. However, I would say if you are going to drop Touareg bucks you might as well just buy a Porsche Cayenne or Audi q7 or even Q5. They aren’t much more expensive. I was choosing between the Cayenne and Touareg. Also considered a MB g500 and I still kicking myself for not just buying the G Wagon. Always wanted one even before they were sold in teh US and it would have been the last car I ever bought, but my wife over ruled me as she thought it was too flashy.

    The maintenance cost on the Touareg is not cheap (brakes costs like $1400 bucks!) but you get none of the pimpalistic benefits of having a Porsche/Audi which is the same basic car. The older v8 gas mileage sucks, but the newer v6s put out just as much power and much more efficient. I think I get maybe 18mpg highway on a good day. 12 City… I can literally see the needle moving as the car sucks down the gas… Super Premium only!

    Bottom line… nice car, but kind of overpriced for a VW brand. The new ones look very nice though. Actually look better than the Cayenne imho.

  30. Maintenance costs and gas mileage most likely. Most folks can’t afford to keep gas in the them if they drive a lot. I really only drive on the weekends, so it isn’t that big of a deal to me. I think most SUVs depreciate kind of fast these days but I honestly, would have a hard time going back to a small car.

    Perfect! My wife had a Rover and that thing probably averaged 2 times a month. Need a $4 gasket = $2,400 to remove engine + $4 part. EVERY TIME!!!

    Actually I have a REAL Landie… Made to fall apart and be put back together again on the fly. Truly indestructible, and this coming from someone that has worn out 2 land cruisers off-roading.

Funny thing is, compared to everything else, it was cheap. Also down here you pay 5% of value each year on tax. After 15 yrs you are exempt. So I have that going for me.. gunga galonga!

We have terrific energey resources for electric power right in the U.S. and Canada – no need to import from overseas. Natural gas, coal and nuclear, as well as oil sands from Canada.

    If we do stick with gasoline-powered cars, there are also billions of barrels of oil in the Atlantic, Pacific, Gulf and in the Arctic all within U.S. territory that are currently off limits to drilling. Probably around 100 billion barrels, or about half of what Saudi Arabia has. The current energy crisis is not nature-made, it’s man-made.

    i think long term this is a fantastic idea. just not sure what the costs associated with electrical fill ups every 150 miles would be – plus having electric pumps all over the city probably wouldn’t bode well from a health/cancer stand point. Then again, fossil fuel doesn’t either…and the Tesla roadster…*drool*

    I rent a 3BR Condo in RNorth – they are very hard to come-by. That being said, when looking for one last Spring, we came across a unit in 600 N Fairbanks in the ’01’ tier – same SF, same finishes, etc. They were asking $4,150 plus $250/month for parking. We offered them $4,100 including parking and they passed on us. It was rented for $4350/month including parking. $6,000/month is way out of line. My data says in 2008 this was rented for $3600/month. You can rent a 3BR in 55 E. Erie for $5,000/month.

    As far as a ‘buy’ goes, I think it’s not that easy actually to find a non-loft, 3BR condo with 2.5 BA, with Subzero/Miele and have assessments be under $750/month, for $800k. I see them all the time in lofts, but typically lofts have some/all bedrooms drywall not to the ceiling or some bedrooms don’t have windows. Biggest issue though I see is $19K in assessments/taxes annually before you even get to your mortgage. I’ll be curious to see where these ’01’ tier units trade over the next few years.

    This is why I presume many in this bracket opt for a townhome in LPark or something similar – more retail, similar money, more SF, lower assessments, personal garage (usually).

    It likely still wouldn’t have been worth the lease..was ~ 70k to purchase, and with about 40k miles i should fetch 40 grand for it, i think. 30k loss in 4 years as opposed to a 1k/month lease i was offered = 48 grand loss.

    Sonies: I have a co-worker who bought a used Touareg. He says maintenance is expensive and has been less than happy with the reliability (timing chain needed replacement at 70k, among other things). He’s since sworn off VWs, even though, apart from reliability and servicing costs, he quite liked the car.

    Questionable reliability (mainly electrical, like any feature loaded German vehicle), high service costs, and a high purchase price for a non-luxury nameplate add up to steep depreciation. That being said, if anyone cares, I know a good VW/Audi specialist by the Metra in Glenview that’ll probably charge considerably less per hour than a dealer.

Still hear they are expensive to maintain, but I don’t really care as I wouldn’t be using it much at all. Still postponing until gas is way below $3 a gallon again and who knows when that will be LOL

    No, i don’t remember that. The best offer i got from a dealer in the midwest was in the range of 950 per month with tax/title on a 70k sticker price , that was with very little down though. I bought it for 70k out the door with taxes included.

    Right, well 38,900 – 40k i’m not really pinching pennies here. Long run I still saved over 10 grand.

The “Touareg2” is at heart largely the same vehicle as the original, but I’d hope being largely the same vehicle for 8 years (floorpan, engines, etc) allowed them to work out most of the early bugs.

    Dunno. w/o checking. The build quality did improve over the decade; ’93 was still early days for Mexican final build for export, as teh giant sucking sound was still pretty quiet. They’d been building Beetles for local sale for decades on that line.

  101. Spinoza, I am very much in the market. In fact, I went to a second showing of a unit I liked just this past weekend. I feel the units I like are overpriced and the ones that are deals I don’t like. We feel that we might do better waiting for end of summer and see where things end at.
    I think some of the problems we are having is due to the market condition being so unstable but my husband thinks it might be the result of me being capricious which I vehemently deny of course : )
    But, seriously, some of the units I liked at the beginning of our search were in mid 700s and now they are at mid 600s, I feel they should be at 600or high 500s. When they reach that point, I will make an offer. So far every time we have made an offer and it has not gotten accepted, we have rejoiced in our rejection in couple of month. Honestly, I think some sellers are being unrealistic and chasing the market down and others just cannot afford to adjust their prices.

    Now BMWs, especially in South Cal. is a whole other story. As for Corvette, it means you wanted a Ferrari but didn’t have the money, nor had the class to buy a cheaper starting model Porsche. Of course this is a stereotype and not true for all. I know of a nice 30 year old Indian lady who drives a red Corvette and she definitely does not fit the negative stereotype.
    I like men who drive Volvos, to me they are dependable and not too flashy. Make good long term investments, i.e., husbands ; )

    When I first bought driving like that allowed w/in 20% of list under ideal conditions on the highway. Thing is: 1) some fuel cells in the pack die over time, reducing it’s effectiveness and 2) manufacturer did a recall where they reprogrammed the computer on it due to too many hybrid battery pack failures–that reprogramming dropped it a few more MPG.

    Overall not a terrible decision, but the hype on hybrids far exceeds their real world performance, at least in mine.

    I agree somewhat Riz, but i know myself and my wife even with FU cash we would be driving the same cars (ok maybe a classic 56 chevy or 68 camaro in the garage) and have the same house just with one extra bed (ok maybe in a slightly better hood) and we would wear the same clothes (ok maybe just have a bit more of the same clothes extra closet space provides that) go on the same vacations (ok we might add two extra a year) have the same saving and investment plan (actually with that much money i might even get more conservative with it).

    so with money really the only thing that would change with the grooves is wifey will bump up the jewelery she wears and even then it will still be restrained

  151. Dan, My dad is 6’1 and fits just fine in the 458. I’m 5’11 so on the shorter side but still a lot of room. I have more problems fitting in my /’3 to be honest. I don’t disagree about the Viagra triangle posers, our family ( and most other true collectors)isn’t like that. We don’t keep the cars in our Illinois residence for insurance/tax purposes,so the car won’t be seen on rush st, thankfully. my old man and I get out to Ohio/north Carolina for track days a ton in the summer. I’ve trained at the BMW track for 3 summers,and have actually raced at both the mugella and monza ( spelling ?) track in Italy as well. I’d say I am fairly proficient around a track, an amateur nonetheless .

    As far as being seen in the car, the tint is dark for a reason. Don’t need any mortgage from the dans out there 🙂

    You’re buying a property based solely on the appliances? Those can be swapped out in ANY property.

    600 N. Fairbanks is an acquired taste (in my opinion) because of all the concrete. It’s not for everyone. Only 550 N. St. Clair or Contemporaine comes close to that same “feel” in that price point.

    So if you’re in love with the concrete, floor to ceiling windows and modern feel of 600 N. Fairbanks- you’re not going to find it in many other buildings (with or without the same type of appliances.)

    Clio, buyers come in different styles and flavors. Not everyone buys based on falling in love with a unit (or its appliances). G, same applies to your assessment that no one ever buys in an uncertain market.

    The market is determined by aggregate behavior of buyers though and in a slow one, obviously the majority are not of Carrie’s type otherwise the market would not have been slow. Also as Sabrina noticed she has a specific taste and few properties meet her taste, so there is less of wait and watch incentive for her.

  175. Purely, from the stanpoint of aesthetics, I do have a hard time to reconcile concrete with drywall. I’m a modernist, and if you’re going to go all the way, then just go all the way and get rid of the drywall or don’t do the concrete thing.

    Sorry for this crude plug but 550 N. St. Clair is having a 10% off sale on all developer units until 5pm today. This is off our already reduced prices. Also, a free SMART car for 2 and 3 bedroom units. Might be worth your time to go into the sales center or make contact with an agent today. We have better floor plans IMHO and a better location than some other contemporary buildings in the area.

G – one thing you have to learn in life is that people are going to disagree with – and when those people are smarter, more experienced in a certain area (such as real estate), you have to concede. I have put all my cards on the table (in terms of my experience with real estate) – and this give people an idea of how much weight they should put on my opinions. You, on the other hand, spout meaningless data and are extremely sensitive and paranoid when someone questions you about anything. You really need to grow up.

    Can I ask what you are having difficulty with? Are you putting down 20%? Is your credit score above 720? Do you have W2 income or self-employed?”

    This is what I’ve been hearing from nearly everyone (agents and homebuyers.) It’s taking FOREVER to get the mortgage (and sometimes they aren’t able to get it even with 20% down.)

    If you have anything even remotely strange (i.e. self-employment income, consulting income, 1099 income etc.) – it’s really tough.

    Miumiu was right about 110 W. Superior. I forgot about that building. That’s another one with the minimalist style and luxury appliances. There aren’t many that fall into that category downtown.

    It’s basically:

    600 NF
    550 N. St. Clair
    Contemporaine
    110 W. Superior

    Although 110 W. Superior doesn’t have the exposed concrete like the other 3.

  191. By the way- prices have fallen pretty sharply now in this building. Maybe not as much as some other newer construction buildings- but many people are selling for less than their 2007 purchase price. The one bedrooms and those 3-bedroom units (on the southwest corner) appear to be getting hit particularly hard.

    Why not buy now then? If you’re going to live there 10 years- why not?

    Our bet willl settle this disagreement soon enough. We each made our call and agreed that the loser will be banned from cc. That should pose no problem for a superior RE mind such as yours, right?

    My problem is not with others’ opinions, just their misrepresentations and outright lies.
