This 2-Bedroom Is Now $11K Under the 2001 Price: 4017 N. Southport in Graceland West

This 2-bedroom at 4017 N. Southport in Graceland West (yes- debate the neighborhood name all you want- but that IS the historic name for this area) has been on the market since September 2010.

In that time it has been reduced $50,000.

It is now listed $72,000 under the 2007 purchase price but also $11,000 under the 2001 purchase price.

The unit has hardwood floors, french doors and a fireplace.

  1. This unit seems to have rental parity, but it looks very tight.

  3. These are decent units and I think the price is right. Not too close to the el, which may be a problem, but you can hop on the Clark bus and walk over to Addison Red line. That seems about the only downfall to this location for me.

  4. Anything this close to Irving ruins everything for me.

  5. it’s just a little over 1/2 mile to the Sheridan stop and you could take the 80 bus over there.

  6. Nice floors, good light, but I can’t believe someone paid over 300K for this–insane.

  7. I think this is a very nice unit, and well-priced. The side streets in this area are beautiful.

  8. fine with the historic name.

so can we please all start spelling Lake View properly/historically? Call it nitpicky, but when I see Lake View high school spelled wrong (and other such historical markers/groups, see link) it’s just kind of silly.

  9. It’s a nice looking place but it’s a definite drawback being on the wrong side of Irving. That’s a pretty wide, busy, ugly, noisy street to be so near and to have to cross to get over to the pleasant part of Southport.

  11. some better photography would go a long way here. What’s with the low resolution and horrible picture layout.

  12. I don’t think Irving is too hard to cross here, so I don’t see being North of Irving as such a bad thing.

I do think, from the pix, that this may not be a true 2 bedroom apt. The bedroom with french doors seems to have a door that leads to the back porch. Would you want to sleep there?

Talk about lack of privacy, esp. on the First floor.

I agree. Crossing IPR at this point is about the same as crossing Southport, from a walking perspective, except when there’s Cubs traffic. The 9, fortunately, runs on the other side of Southport, but is something of a negative.

  15. Cubs traffic is definitely something to consider, but of course it doesn’t stay on Irving or north thereof – just one of those aspects of urban life you either have to learn to love or you should avoid.

I think this is a great area myself, but I do see that Irving is a bit of a psychological barrier even if it’s not very far distance-wise from all the action south of Addison.

  17. This is a one-bedroom plus den masquerading as a two-bedroom. And there’s only one bathroom. Those are two big negatives, and even if this was south of Irving (or south of Grace or even south of Addison), it would be a tough sell.

It’s also not vintage-y enough to be vintage, and not new enough to be new.

  18. Graceland West? Only heard of Graceland and that’s the cemetery. But, IP Road was once called Graceland Av.
