Our Favorite West Town Church Sells: 2558 W. Cortez

We chattered about this church at 2558 W. Cortez in West Town several times over the last year.

In that time, the church had been reduced several times.

Many of you thought, given the location and the rehab necessary, that it would sell for much, much less than the December 2010 list price of $699,000.

Additionally, several of you pointed out the difficulty in getting a loan on a property like this (that it would probably have to be a commercial loan which was difficult to obtain in 2010.)

Bob actually thought it would go into foreclosure.

The church recently sold for $600,000.

If you recall, the church was on a double Chicago lot of 55×125.

It had 39 foot ceilings and majestic windows.

It also had pine floors, the original oak staircases, and a bi-level bell tower.

Any guesses on if this comes back on the market in a year or two as condos? Or will it be torn down?

  2. I heard that church lady form SNL purchased it to use as her personal residence.

  3. Assuming the sale went through and they ended up with it, I met the couple who bought it a couple of weeks ago at a party. They’re planning to keep it as a single family, and will remodel over time. They’re understandably incredibly excited about it. Amazing space.

    IIRC, there’s another church floating around MLS that had the deal fall through per financing.

    so if you want your own church, ain’t too late.

  8. Cool enough, but it looks like it would be pretty difficult to make a lot of livable space out of this, and I wonder if the utility costs and the property taxes might get out of control.

    This is more appealing to early 20s JJJ than it would be to present-day JJJ. Still, for that space and the apparent relatively good condition on two full lots, $600k seems like a decent deal. Property taxes are probably going to go up a good bit.

    (And I think that the other church nearby just posted by whitecity might be destined to be a tear-down.)

  10. Isn’t there something a little weird/creepy about this? I mean I personally wouldn’t feel comfortable either having sex or masturbating in this place, and I’m not really religious. How would others feel?

  13. There is a church for sale on Touhy in Park Ridge. I think that it was listed over $1 million. Might be the place for rich church loving homeowners. Not my style…..
