Full Floor 4-Bedroom Vintage Beauty Sells: 5012 S. Woodlawn in Kenwood

We last chattered about this vintage 4-bedroom full floor unit at 5012 S. Woodlawn in Kenwood in November 2010.

Some of you lamented that this was located in Kenwood and not on the north side and that that would affect its resale value.

The unit recently sold for $425,000– or just $19,000 under the original list price.

If you recall, the unit had many of its vintage features intact including a barrel vaulted ceiling in the hallway, crown molding, cove molding and a marble fireplace in the living room.

However, some parts of the unit had been updated, including the kitchen which had stainless steel appliances and granite counter tops.

All four bedrooms were generously sized, which is common in many of the pre-war units. There was also a butler’s pantry.

There was an in-unit washer/dryer but no central air.

The biggest knock against the property when we chattered about it was that there was no deeded parking (street parking only.)

  • Was still listed in November 2010 for $444,900
  • Sold in May 2011 for $425,000
  • Assessments of $600 a month (includes heat)
  • Taxes of $3741
  • No Central Air
  • Washer/Dryer in the unit
  • No deeded parking
  • Bedroom #1: 23×15
  • Bedroom #2: 18×14

  2. So how come this unit even though vintage has such a reasonable assessment while a bit larger buildings have the crazy assessments? I never understood that. Are they mismanaging them? I mean this has to have same type of exterior (insulation) and heating system after all?!

    I do think that sooner or later all property near the lake between downtown and Hyde Park with gentrify and be considered “green zone.” How long that will take is the issue, especially with the housing price crash. As for the rest of the south side …

  10. Beautiful neighborhood. Just on the other side of Woodlawn there is Madison Park, an enchanting little secret of a neighborhood. Up closer to 49th on Woodlawn you have some beautiful mansions, including Farrakhan’s pad, and the house that used to be owned for decades and decades by the founder of Wilson’s Sporting Goods. Preckwinkle, the local alder-creature, lives around there too.

  17. Some of the other condo buildings in the area are Coops which typically have very high assessments but supposedly lower sales prices.

    Kenwood/Hyde Park seems pretty interesting now. Higher end properties seem to be selling and with UC and all the new retail/office/hotel space (whole foods) I think the area is becoming HOT!

    2009 Military KIA in Iraq 149

    I would be a steak dinner those 469 murders in Chicago are concentrated outside of what folks here call the Greenzone much like those military KIAs in Iraq. Granted most of those 469 are gang bangers killings other gang bangers, but I don’t think your average Joe wants to live in what effectively is a war zone.

  20. This area is beautiful. The additional retail I think will finally get Hyde Park/Kenwood its due from folks not associated with U of C. You definitely get way more for your money. It will never be another Lincoln Park, but there really is no reason it can’t be similar to Evanston.

  22. Greenzone is safer than the warzone but still it is has its roadside bombings. Could be pretty similar comparison to GZ chicago and some of the less desirable hoods.

    The Iraq number does not include the number of innocent civilians killed nor the number of terrorists killed. Plus, the majority of Chicago homicides are domestic or drug related or happen to innocent people who are hanging out in front of a liquor store at 1am. The comparison is not even close to being valid. It would be great though if we treated gangs half as seriously as we treat Al Qaeda.

    For all the talk about North Ave beach on Memorial Day, an actual murder went down Monday night at 57th Street beach. This type of thing will continue to keep Hyde Park/Kenwood from “becoming HOT.”

  33. Sonies, 57th Street beach is in Hyde Park. Along with the Point, it is popular for late night strolling by many not looking for trouble. Believe me, scaring people away from Hyde Park’s beach is not good for local RE.

  35. I was recently at jackson towers in Hyde Park, the place was gorgeous but the owners are paying close to 2K assessments a month! That is just crazy. I think some of these building should get rid of their 24 staff to make their property values go up.

  40. Thanks for the murder index. I note the equation doesn’t factor in transient populations like tourists or work commuters, which would make some areas even safer, statistically speaking.

  41. Why should one murder on 57th St. Beach stop someone from buying in HP? What happens to those planning to buy in Lakeview, Lincoln park or the gold coast when a murder occurs there? I doubt they let one occurrence stop them. Niether should those buying in Hyde Park IMO.

    I do know one couple who were mugged while waiting on the sidewalk for their Realtor@ to show them a townhouse near Wells and Scott. They promptly put in a winning bid for a home in Wilmette.

    Besides the obvious that HP isn’t high up on many buyers’ lists to begin with? I think that people can dismiss a murder on a street or in a residence much easier than they can at a neighborhood attraction/destination. Let’s see a bystander shot like this near the zoo and then we can compare outcomes.

    So basically for me I would say my crime limit in terms of living would be a 4 and more likely would have to be in the 1.5 range or lower for me to consider purchasing. Obviously I’d still be ok with the Loop since those stats are likely skewed due to the large amounts of tourists/workers and relatively few actual residents.

    And having been to west GP, i can confirm that area is terrible! Worse than Austin or Englewood! And I don’t know if anyone remembers but the proposal for the 2016 olympic plans called for garfield park to be converted to a shooting range for the shooting sport games, also something interesting I found was that shooting live pigeons was an Olympic event (albeit only once, in 1900)
