  2. beautifully decorated and in move-in condition – this place belongs in a swanky full amenity building which makes me wonder: what is it that makes someone choose a walk up smaller building as opposed to a full amenity building? I always thought that people who chose walk ups were either vintage lovers (who may not appreciate the type of decor in this unit), students who are renting, or poorer people who couldn’t afford the assessments of a full amenity building. While I agree walk ups can be more charming, the inconvenience of having to dig your car out of an alley parking spot, walking up the stairs with groceries and hearing your upstairs/downstairs neighbors every time they come in would, I think, dissuade most well heeled buyers from from buying this type of unit.

  4. I’ve noticed a distinct preference for walk-ups and townhouses among Chicago buyers. I, too, prefer a full amenity high rise, but that’s because I’m single, childless, and dogless.

    People with children and dogs tell me they don’t like the highrises with all their amenities because they find them very confining and limiting, with many rules and restrictions on pets, for example, and very few suitable places for young children to run, play, and make noise without generating complaints or endangering themselves. For example, I have friends who grew up in swank St. Louis highrises, and these men both got bored enough as children to pry open the elevator doors on the upper stories of these buildings and climb onto the roof of the elevator cab, a very dangerous thing to do that nearly got one of them killed. If you look closely at a typical high rise, there are multiple hazards for children.

    Privacy is another issue- many people don’t particularly want a large building staff noting their comings and goings, or who comes to visit them.

    Outdoor space is another major deal. Most high rise dwellers have little to none. A 20’x 10′ balcony is not comparable to a small back yard, especially for people with young kids, who otherwise have to be taken to the park, meaning you have to allocate an afternoon away from essential chores and things you want to do inside the house, to take them there.

    And never mind dogs. Most high rises don’t allow them because of potential liability and the way so many people have of selecting large or noisy dogs who are unsuitable for high-rise apartments. Having a dog in a high rise means riding the freight elevator a lot- they usually aren’t allowed on the passenger elevator because they have this way of losing continence on their way downstairs for their walks.

    Very nice. Very tastefully done. Great colors throughout. I hope these people sell it, they took great care in what they did. Kitchen isn’t so bad, it’s just that late 90’s Home Depot cabinetry that’s a bit off, but swap the cabinets and a new range and someone has a real beautiful home.

    Clio, my first place in NYC was a walk up, stairs never bothered me at all.

    Most full amenity buildings, unless incredibly well constructed, you will hear ALL your neighbors passing your door and closing theirs, you will hear them through the ductwork, through the walls, so I think one or 2 in a small isn’t much different (actually better).

    I hate doormen!!!!

    I do not like being subjected to several hundred other units opinions and desire as to what we should add to the not allowed list.

    For that matter, most people are not the best neighbors, when you have a hundred or so of them, too many conflicts.

    To paraphrase something you once said, best to live in a building with people you say hi to and go your own ways.

  11. So, one of the problems with walkups (3-8 units) is you have a really small association. It can get ugly. Fights over who does what, people ganging up on each other. I’ve seen people take huge hits just to get out of a bad situation.

    What timing, you almost killed me, I just finished testing a new toy out that I made from a well washed Frenchs mustard bottle, an empty pen, and some aluminum foil, had a sandwich in my hand when I read that and almost choked myself to death laughing before even getting past the words “..except a visual of HomeDelete…” , which took me 3 great fits of laughter to get past.

    If anyone walks in I will tell them I thought North was the direction of Mecca, 5 times for you today.

  22. Thanks for posting this. I’ve always wondered what was inside. I think it is lovely. If the property was just a little further east on Wellington it would be better. But, you can’t discount being right across the street from S&G’s, one of the friendliest places in all of Chicago.

    No, the mustard was not eaten but poured down the drain, it had to be sacrificed for the common good, then I got the munchies…

    I swear it took me 7 minutes to get to Sacajawea…. the oooh oooh’s, 2 minutes by themselves.

  27. No mention of the coach house in this unit also for sale?
    $225k for a 600 sqft coach house here, too. Does include a garaged space.

    Also no mention of this place’s proximity to that church? Hope your sleeping schedule doesn’t conflict with those church bells because they’re quite loud here.
