Get a 2/2 With Lake Views for Just $275K: 4170 N. Marine in Buena Park

This 2-bedroom at The Waterford at 4170 N. Marine Drive in the Buena Park neighborhood of Uptown has been on the market since July 2011.

It’s biggest selling point is as the listing states: “Views, Views, Views”.

It has both south and east views which includes the lake, the park and some city views.

The Waterford was built in 1973 and is a full service building with a doorman and an indoor pool.

Parking is rental and is available in the building.

The kitchen has white cabinets, granite counter tops and what appears to be black appliances.

There is white stone flooring in the living room and hardwood floors in both bedrooms.

Unlike many buildings of its era, the unit actually does have central air and in-unit washer/dryer.

Since it was listed in July, it has been reduced $40,000 to $275,000.

Before you all start saying that it should sell for $150,000 because it’s in Uptown, the other 2-bedroom units in this tier that have not been renovated have sold pretty quickly in 2011. Here are some examples:

  1. Unit #7A: Listed in January 2011 for $339,000 and sold in July 2011 for $310,000
  2. Unit #14A: Listed in June 2011 for $299,000 and sold in July 2011 for $299,000

You can see the pictures of Unit #14A here. It’s the same layout as #9A.

Why isn’t this unit selling as the others have? Is this a sign of further slowing in the market? Or is it simply seasonal?

Is this now a deal at $275,000?

Marna Spizz has the listing (she also had #14A). See the pictures here.

Unit #9A: 2 bedrooms, 2 baths, 1410 square feet

  • Sold in January 1986 for $105,000
  • Originally listed in July 2011 for $315,000
  • Reduced
  • Currently listed at $275,000
  • Assessments of $723 a month (includes doorman, cable, indoor pool, exercise room)
  • Taxes of $3380 (senior exemption)
  • Central Air
  • Washer/Dryer in the unit
  • Parking is rental for $135 a month
  • Bedroom #1: 15×13
  • Bedroom #2: 12×13

  1. Without seeing the bedrooms and bathrooms, it is hard to make a comment on this…

  2. Simple supply and demand.

By that I mean the supply of knife catchers has run out. Hence the 9% discount from what the comps sold for in July.

  3. Nice looking unit in a building that’s not as ugly as most from its era. I like the walls of windows, though I’d want to be higher up so I’d see more than a sliver of the lake.

Price could still come down some, considering the unit needs work and the location north of Irving.

  4. seems like a nice unit that is fairly priced, the “no parking” kinda blows though, although there is valet service or rental like sabrina said

no parking +725 a month assessments = 250k sale price is my guess but i’d have to see what the bathrooms and bedrooms look like before i cast final pricing judgement on it

  5. Here’s a unit higher up and nicely appointed, but the price is delusional. It will have to come down at least $150K.

  11. I live in this building and have seen these front units get quickly snapped up by other building residents before they usually even get publicized. This happened with the 19A unit a few years ago. I would pounce on this 9A if I had the cash, and am surprised no one else has. I’ve been in it, and while not updated it’s pretty nice.

…people are predicting a tipple dip in housing prices
…pension funding WILL be due soon
…the rahmfather is going to nickle and dime you do death along with crook county and the state of Ill’inois
…basic services are being cut and will continue that way
…costs on everything are rising yet income is going down

not a great outlook is it?

add to that your food prices are going up, so is your healthcare. which are both related. and its funny that the price of Genetically engineered food is going up its whole selling point is its cheaper to produce and “can feed the world”. (the US wont ban or even regulate labeling GMO foods)

this and many more facts who would really want to separate their liquidity for sinking asset thats only hope is to stabilize.

and a condo at that!!!!!! i mean if it were land i guess i can grasp it, as any land near water (even if polluted) is valuable.

but hey the bright side is mortgage rates will *never be this low again.

My mortgage payment is the same as it was in 2004 and I am in no worse shape than before (since I don’t plan to sell). All of this angst is brought on by renters and whiners who will complain no matter what. Life is too short for the HDs and Gs of the world. Ignore and enjoy….

  18. I don’t see this as further slowing in the market but simply a factor of two things. 1. The season as you said. 2. The previous sellers already found 2 people willing to renovate a 2/2 in this building this year. With the low number of people out buying, it’ll be hard to find a third person so soon.

Clio, your life hasn’t been affected at all? Then why would you sell your supposed boystown condo for less than you paid for it? You always love to say you never lost money, then you do and say it doesn’t matter because you sold it fast and now you seem to have forgotten you lost money already. Odd….

uuuuh b/c loss of money doesn’t always equal change of life/lifestyle. Think about it – if you have several million dollars and lose a million it is unlikely to affect your lifestyle (similar to someone who has 10k and loses 10 bucks – no change in lifestyle).

  23. “some of your points makes me want to actually find a house in the suburbs.”

Don’t forget that many suburbs are in just as dire financial circumstances as Chicago. Most municipalities (and states and the fed) did exactly what Chicago did during the boom: rather than assuming their bursting revenues were a temporary or cyclical phenomenon, they treated them as permanent. Municipalities with smaller revenue bases or less resources in general may have simpler obligations in general, but may not be as able to deal with the downturn. I personally wouldn’t bet out of hand on suburbs being safer from these threats than Chicago.

  24. “some of your points makes me want to actually find a house in the suburbs.”

thanks icarus, but even the exburbs will feel the wrath of Madigan. crook county will get the brunt. but dont think for one bit Kane or McHenry or other ill’inois counties dont have their own troubles.

moving to a burb, I guess its more of a choice of where you want to get punched, stay in the city get punched in the dangle and the spherical boys, or move to Palitine get punched in the nose, or move to Kankakee get punched in the ear, heck move to Matoon you’ll still be punched in your shin.

burbs will nickle and dime you to death too, you just dont feel it because you become numb and soulless so doesn’t hurt. and anyway the Inverness neighborhood association is on you to to cut your grass to the required 1/2 inch, so your too busy to notice it.

there is a reason you are seeing upheavals of government and unrest everywhere. Occupy [insert name here] is looked as a joke now but its a precursor to what will be soon to come.

btw, no groovey didnt go away and come back a tin foil hat wearing homedelete sky-failing guy. still the same “BBQ’ing, not understanding 1bedroom condo” groove you all know. its just now my meat is grass feed and my veggies on the ‘kabob are not GMO.

As I mentioned before, I live in the building. Since my ex moved out 2 years ago, I’ve been cash-strapped to keep up with the assessments ($640 for hot water, cable, etc) & taxes ($3800) on my 2/2 condo (which I own outright). So I’ve been casually looking to see if I can find something to trade down to. But as my requirements include not losing what I have: a Lake view, proximity to the park and private outdoor space in a unit not much smaller than I currently own, even though I could maybe do without the doorman and pool, I have found nothing.

  30. If our taxes actually paid for anything of value beyond police and fire, I would not mind paying for taxes. I can’t think of a city single service I use other than roads and street lighting… Police and fire are necessary, but what else does the city do that’s so special?

-I will never use a public school and I never went to public school
-Garbage is picked up by a private company
    -Parks maintained by the association
-Cheap used books can by found on the internet
-Public transportation is not readily available in my area, so I drive (and probably would drive regardless)

-I will never get a pension. I don’t see why I should fund the pensions of others. I have to save using a 401k with minimal company matching. It’s annoying that I have to scrimp and save while the government redistributes wealth to their workers.

you are very immature and selfish in your thinking. you live in a society and have to abide by societal rules. Do you think I like paying for the losers in the world? of course not – but you do it for the good of society. if you don’t like it, move to the jungle.

yes clio oh wise one that thinks municipal tax is the only “tax” in town.

*hey how is that wonderfully “low” doctor insurance premiums you have to pay just to practice in Ill’inois?

*its going to be fun driving the lambo 25 mph going to your cave in the palmolive because your tired of paying $$$ for the new speed cameras.

*also of the municple services oak brook borrows, guess what you dont control it so if there are cuts (which cuts are coming SOON) your out of luck.

for such a great all knowing business man you are really short-sighted and always miss the grand picture.

At least try to be reasonable, will you clio?

We were talking about potential future financial problems of Chicago. I pointed out that suburbs will also see financial troubles and the associated cutbacks/tax increases. You responded “not oak brook! we don’t have RE taxes!!” I’m simply asking how that is relevant.

Again: we aren’t talking about favorable tax rates, we are talking about fiscal health.

you dont get it, do you?

you dont do it for the good of society, you make small payments over time so the peasants dont storm the castle. its that simple. If it was for the “good of soceity” it would be much large payments more frequent.

Where to start? Well, first I guess, most parks are not funded entirely by association. I guess that doesn’t effect you? Please don’t be a hypocrite and set foot in CPD parks, eh?

I actually agree with Clio on this: you live in a society. Surely you must realize that most people, even the really hard working, are not going to be as successful as you are. Do you not see the benefit of giving everyone a decent life?

Trust me, you’ll benefit. Giving everyone education, park space, a reasonable standard of living, etc. all pay dividends for those who don’t use the “lowest common denominator” services. Lower crime, a more competitive workforce, etc. Sure, we pay a cost for the “socialization” of our communities and country. IMO, the benefits are worth it, so long as we spend our money sensibly. No comment on whether any particular government body spends their money wisely…

    0
    0
  37. TftInChi, I am NOT successful. I do not have the luxury to pay for the “less successful.” I also don’t get any “aid” despite being low income.

We already have high crime, a workforce that it almost too competitive to the point where very smart, well educated people can’t find jobs, and terrible schools… We pay high taxes for things that don’t work. If we had great schools, low crime, and lots of jobs, it wouldn’t annoy me to pay taxes. We just get so little while paying for so much…

  40. TftinChi – great response to Jenny.

By the way, someone who makes $65K and has $20K in the bank is not low income. That’s well above average. We already discussed this in another thread.

In a recent poll, 50% of Americans said they wouldn’t be able to immediately come up with $1,000 if they needed it. Sounds like you could, which means you’re in better shape than half the population.

    0
    0
  41. I was wrong. It’s actually 64% of Americans who couldn’t come up with $1,000 if they needed it (see article below). So you’re better off than 64% of Americans. And most of them wouldn’t be able to blow $2,000 on a trip to Europe, either.

  44. nah man, its been a good year, gonna get a slightly used range rover or X5 or something nice with a bit of street cred LOL

plus the VW truck has a FSI engine, which it turns out, (all, not just VAG) forced injection engines have a huge issue with carbon buildup since there is nothing to flush out oil residue from the valves so it cakes on there and really messes things up after like 10k miles.

  48. VW’s diesels are having pricey issues with the injection i have read.

stay away from rovers when going used, the repairs will drain your account fast (unless you have the cash to cover).

let me repeat, stay away from used rovers unless you have the cash to cover repairs frequently.

still say go Hyundai or KIA now before their prices go up. i will gush on about the two hyundai’s I’ve owned and my wifes kia if given any chance. Value per dollar is huge, only pitfall is it says hyundai on the car.

  49. Sonies, the Evoque looks really nice. Thinking about one myself. Stay away from the Touareg. Great car but drinks gas like water (v8) and extremely high maintenance costs. Very luxurious but not the most reliable car imho. Glad mine is paid off.

  50. Groove, I noticed the Hyundai symbol has changed slightly and it’s vaguely reminiscent of Lexus. Actually, I’ve confused Hyundais with Lexuses lately. I would definitely consider a Hyundai for my next car (which hopefully will be a long time from now).

  51. I’ll definentally buy a warranty if I go the used luxury route, just in case. I would probably be fine without it, but wouldn’t sleep as well at night. Also I’m not planning on using it very much at all so gas mileage isn’t a big deal and I’m not too worried about beating it up too much. I dunno, still so many decisions and nice used cars out there these days, i’ll let ya know what I’ve decided in 2012. Test drove a few things already and realized a sedan isn’t going to work.

  55. Jenny,

great cars if you stay away from the compact models (true of mast car companies)

yep you will always confuse the hyundai’s for other cars as i think they just copy not innovate to save costs (few exceptions) but they are turning into a innovate type company which in turn will raise costs. that is why i say jump on them now, as they might not price as good as now.

resale value still sucks on them though , i couldnt get crap when i traded in the sonata.

  68. I recently bought in cash a V6 ’08 Equinox for $17,000 60k miles. $19k and change after taxes, title and license etc. There’s a lot of junk out there that costs a lot of money. Dumpy ’06 escapes are listed for $14,000 and selling. My buddy bought an ’04 audi v8 sport wagon with 80k miles for $13,000. It takes $20,000 or more to get a decent late model car with low miles these days, the recession has caused there to be fewer used cars for sale with teh same amount of demand.

This building ‘The Waterford’ is a highrise that was originally built as a condo building–so the units are larger—every unit has a balcony and most importantly, every unit has a wash/dryer. The ‘A’ Tier units are on the SE corner of the building with some very nice lake/golf course views. There is an indoor pool on the roof–and dogs are allowed. Residents must be happy–the turnover in this building is fairly low.

The Evoque is very nice, but VERY expensive! It is the only other small luxury SUV I would have considered. I went with the Volvo XC60. Mercedes GLK is ugly, Infiniti EX is tiny, BMW X3 is overpriced, Acura RDX is too much like my old Equinox.

HD – you completely confuse me – why the fuck wouldn’t you just lease a car for 200/month – Good God – you RENT when you should BUY when it comes to real estate and you BUY when you should RENT when it comes to cars. You truly are an idiot.

    ———

Where can you lease a car for $200 a month?

And no reason to call the guy an idiot. The used car market sucks right now. If you were in the game you’d know

  76. “Where can you lease a car for $200 a month?”

You can lease plenty of cars for around $200 a month including the Honda Civic.

  77. wait – ok, sorry hd – I shouldn’t have called you names – but seriously, why would you spend 20k on a used Chevy that has 60k miles when you could lease a brand new car for a fraction of the cost (ESPECIALLY YOU – who are so reluctant to buy a house – a much more sound investment – it just doesnt make sense)

    0
    0
  78. BTW, I don’t get this whole leasing thing. I thought it only made sense if you could write it off as an expense for your job or if you are one of those people who like to always drive a brand new car given that the cars depreciate a lot at the beginning. Guess it is not the case?!

    1. you can write it off
    2. if you find yourself buying a car every 5 years or less

HD is stupid for paying 20k for a chevy w 60k miles. He is the biggest knife catcher of them all – and this from someone who won’t buy a condo/house?!! THAT is what doesn’t make any sense!!!

  86. HEY DAN #2…

Where do you get your Prius serviced? I’ve been looking for a Toyota shop, and the only one I hear about is on Western, maybe around Irving or Addison? What about just oil changes?

I still don’t trust your-run-of-the-mill mechanic to understand a Prius.

I live on the North Shore, so I get the Prius serviced at Northbrook Toyota. They’re pretty good.

dan numero deuce, how it the prius in snow? do you throw blizzaks on or the all season fine for you?

by the time we are in the market for another car i wonder what will be the prius-type replacement.

  127. Groove, I hate to say it but the lambo is going to pull more chicks. I don’t care how good your game might be.

I had a 911 convertible for two days (wife rented one for my birthday one year since she won’t let me buy one). I was absolutely amazed at how differently I got treated driving around. Pulled up at restaurants and car gets parked up front by valet. Maitre de all of a sudden doesn’t care you don’t have reservations and you get a table pretty quick. And yes, the ladies all of a sudden seemed more interested…

  137. Bob – I guarantee you that you would have WAAAAYYY more fun in my lambo than any cheap ass condo you can afford. Seriously, buy my lambo for 160k and I PROMISE you that it will bring you much more happiness, joy, fun, and success than any crappy condo/house you could buy for the same amount.

    0

  138. clio: how often are you really allowed to test your lambo on the highways here?

Used to be rarely when they took it easy on super speeders in court. But then the sun times or trib had to run an investigation because reporters are douchebags so now the laws have changed and it’s never, or your first time popped sucks real bad and no more license time.

So now what you have to pay for autocross, to spend most of your weekend day waiting around for hours for a few minutes at the track (which BTW your insurance co. will NOT cover if you fuck up) to enjoy it. Oh wait you didn’t buy it to actually go 200 you bought it for people to look at you.

I don’t like to be noticed by the masses–I like to blend in. It’s very useful in my line of work when you’re earning significantly more than the corp drone next to you you’re helping out.

That’s why in the co. parking lot where I work now there are three of my hybrid car type and zero priuses. Yet I wasn’t working here when I bought the car. I just had a suspicion that it was the prius alternative to blend in better. I was right.

    0

    0

  141. I don’t need external validation for my ego, clio, never really have. And I live a good life not nearly as boring as you say from just my current 9-5 and vehicle. There are many very fun activities you can do that are far cheaper than owning a lambo.

Hell if you really liked exotics you could’ve gotten a 2005+ NSX and gotten a car close enough if you like being looked at. And if you want it to go fast too slap on an SC for under 20k. “Poor mans” supercar for under 85k.

Or howabout the nissan GT-R that was just released. 0-60 in 2.9? It’s under six figures before taxes and almost as fast as your entry level Gallardo look-at-me-toy. A tenth of a second on 0-60 who would even notice. And the nissan has a better chance of dodging the car ahead when going 120+ on the highway.
