Luxury 5-Bedroom SFH Comes Back on the Market Just a Few Weeks After Selling: 3251 N. Lakewood

Thanks to the tipster who pointed out to me that the 5-bedroom single family home at 3251 N. Lakewood in Lakeview that we chattered about several times, which sold in September, came BACK on the market just weeks later.

You can see our last chatter in July 2011 here.

The house was new construction built in 2009 on a standard 25×125 Chicago lot.

It was on the market for nearly 2 1/2 years before finally selling in early September 2011.

In early October 2011, just weeks later, it was back on the market for nearly $100,000 more than the buyer just paid.

The listing says the buyer “relocated.”

If you recall, 4 bedrooms are on the second floor with the 5th in the lower level.

It has luxury finishes including millwork, moldings and a mahogany library.

The house has a 2-tiered deck and a 2-car garage.

How long will it take to sell the second time around?

  2. Agent remarks indicate a “change in the buyer’s plans” and “now includes many enhancements added in anticipation of moving in”. Also, now it’s on the market during the slow time of the year. Good luck.

  7. I feel extremely judgmental of these buyers. I’m tired of sellers thinking they have the “right” to recoup their expenses even after owning a very short amount of time. No way would I pay for this buyer’s mistake.

  10. The buyer bought this then bought another house a few blocks away near Blaine (and in Blaine’s boundaries). Guess the buyer pulled the trigger too soon.

    its not the same house when it it was assessed. should have been reassessed in 2009 due to, i think building permits filed?

    if you buy it today for 1.9mil your tax bill will range from 15k-17k a year (and will be going on up from there)

    The one on the north side of School was torn down this summer.

    The lots sold for $575. Insane. People love SoPo.

    I like the interior of this place, but the location just doesn’t work for me. Besides the industrial property behind it (and maybe they’re closing some industry down, but some remain and you can’t buy a house and just hope the factory behind it shuts down), it’s also too close to Belmont, too far from the L and in too noisy, sleazy and busy an area, if Belmont/Racine is as I remember it from 10 years ago when I lived not far from here. The east-west side streets like Melrose and School are better bets than the north-south ones like Lakewood, as there’d be less traffic off of Belmont.

    if and when they tear down the industrial buildings, a park or something good will go up in its place. what you will get is a condo complex with stores and all thats going to do is increase congestion and noise.

    i would rather have the industrial building stay providing jobs and taxable income than have more yuppies buying 2/2’s

  27. In response to Dan #2 – they are closing industry down in this area – it’s only a matter of time before this last business is gone. The one across the street was torn down over the summer, and they are trying to put a playlot in 2 of the lots and have already received significant donations to date. These businesses used to be next to railroad tracks, which have been removed for a number of years now. Those tracks still exist further south as they go down the middle of Lakewood from 2800N to 2600N. This property is probably a block south of a much better area, as the following streets have some beautiful huge homes – Henderson from Southport all the way to the culde-sac, Lakewood between School and Roscoe. Lakewood is a one way street going south, and there’s no stoplight at Belmont, so there’s not as much traffic as you would think.

    You have to assume that in the long run you are going to pay about 1.5% of the market value. In this case that would be 28,500 per year.

    to save face i will just say my 17k was just for the city portion (or is that county portion)

    or i can say “oops my bad i subtracted out the special services portion” (wait is this a special service portion)

    ok really my estimate was with a senior freeze as i assumed only an old blind and def person would buy this home.

  34. Seller’s background is pretty impressive and maybe my “someone else’s money” comment was unfair, but it still seems like poor planning to me to want to sell this a month after buying it. Still curious to find out how a local knows about the other purchase, though.

  44. clio, I didn’t say anything about educational background. Usually, just an education doesn’t impress me much, although a little latin might change that. There’s more to a background than education. I’m also mostly convinced that people who bring up their education all the time are just trying to compensate for not being that smart or capable, but we’ve been through that before.

    Rally, I think that the answer to your question primarily involves the long and the short. The mid-six figure SCOTUS bonus probably helped, too.

    Certainly not for anything more substantial than internet and phone. On the other hand, I expect high-end future-proof wiring at any home in this price range, so you could almost say that it doesn’t need to be included for that reason.

    It’s more like (part of) a sentence than a paragraph and I frankly wish builders would put in more wiring. Wireless stuff can still have issues. And obviously much cheaper to put in while you are building or rehabbing. Doesn’t seem as standard (and well thought out in terms of wiring scheme) as it should be. Maybe it is in $2MM places, which I don’t routinely look at.

    Maybe she cut them a break. She’s using the same photos. And maybe they used her for the other purchase. Also, if the ccrd info is complete on the prior sale, they’re not exactly short on cash.

    But yes, still a chunk of change.
