This East Lakeview 3-Bedroom Sold for Just $10K Over the 1996 Price: 434 W. Oakdale

We chattered about this 3-bedroom short sale at 434 W. Oakdale in East Lakeview several times.

See our April 2011 chatter here.

Many of you might remember this unit because the kitchen had pale green cabinets.

But the unit had many of its vintage features intact including a beamed ceiling in the dining room and vintage wood moldings.

The listing agent conceded that the kitchen and one of the baths needed updating.

However, the propertywas still 2300 square feet with central air, washer/dryer in the unit and covered parking in a popular East Lakeview location.

It sold on October 7, 2011 for just $410,000, or $10,000 above the 1996 purchase price.

Did someone get a deal?

Anne Laughlin at @Properties had the listing. You can still see the pictures here.

  1. Guess everyone’s out shopping…

This place is pretty big and has some nice vintage charm, but that’s counterbalanced by some funky remodeling…I’d say this was a fair price for the location in today’s market but not a deal.

  2. Chris M you are more bearish than me. This is the 1996 price!

  3. I guess if you had to pay $400K to buy this in 1996, and that was pre-bubble, then I’ll agree with Chris that it is a fair price, but not a steal. Me thinks my $400K will be better spent elsewhere.

  4. Seems like a very fair price to me considering the square footage and included parking. I think it has been overpriced going back as far as 1989.

  5. This is a nice building on a good street, but I drove down Broadway between Diversey and Belmont today for the first time in a while and was surprised how bad this stretch looked, especially with the huge parking lot on the west side of the street at Wellington where Dominick’s used to be. It was never a beautiful stretch, to be sure, but it’s looking worse than ever. Much better north of Belmont.
