  1. Looks to be the first resale of this 2007 conversion.

    It’s a pretty apartment. Rehab was done tastefully, kept the picture rail, ducts are not too intrusive, all in all an attractive condo.

    For 90 years this was available as a nice rental apartment affording not only comfortable shelter but also basic life flexibility to its occupants, as well as income to its owner. In 2007 that all was blown to smithereens.

    $380 minus $20,000 for cornice crime equals $360.

  2. It’s got everything except a good street. This is a narrow street that doesn’t get much sunlight. And two doors down is the huge, concrete eyesore of the main parking garage for the Century. Across the street is a soulless modern apartment building with a large brick wall facing the street.

    Obviously, this is a good location geographically, but I lived in this neighborhood for many years and never liked this section of Orchard.

  9. Beautiful unit with everything except as Dan said a nice street. With how nice it is and the desperation that Bob stated, I am sure this will sell fast. I’m not sure at the price though, I think $400k seems reasonable, but if the sellers are desperate, they may take anything they can get.

  10. Nice place. It’s got everything (new, parking, balcony, location). I think the price is ok around 390

    I would expect a price drop after no one shows for the open house this weekend .

    On another note, man am I happy I do not own any property that starts with the C word (condo)
