We last chattered about this 2-bedroom on the Boulevard at 2808 W. Logan Boulevard in Logan Square in May 2011.

See our prior chatter here.

Back then, it was listed for $45,000 under the 2006 price at $265,000.

Since then, it has reduced its price another $16,000 to $249,000.

In our last chatter, someone guessed it would probably sell around $250,000

If you recall, it has some unique features such as exposed brick along a hallway wall.

The unit also has a separate dining room and den.

It has hardwood floors and a fireplace.

The kitchen has white appliances with a stainless steel microwave.

While there is no central air (only window units), it does have the much sought after deeded parking and a washer/dryer in the unit.

We’ve seen some properties sell quickly on the Boulevard in the last year.

    better question: is 9 months on the market the new “sold fast”…though its only under contract.

    That, and/or properties in prime locations. For Logan Sq, being on the Blvd seems pretty prime.

  4. If the room dimensions are accurate, it’s a large space…not a typical 2/2. The only thing it seems to be missing is private outdoor space. $250k seems like a reasonable price.

    Yeah, on the boulevard, between california and the beginning of the roundabout, is perfect for this kind of place. Maybe east past california on the south side of logan, but the north side starts getting too close to xway.

    If you’re a maturing hipster, which is the perfect demo for this place, not only do you have the shared deck but the grassy median on logan is really part of your front yard. Private is just a state of mind. Logan is perfect for croquet, picnics, yard sales, etc.

  6. The finishes are kind of odd and wouldn’t work for a lot of people–I think that was the problem with this place.

  7. Also, I think Logan Square tends to attract the more vintage-oriented buyer. This place wouldn’t appeal to that kind of buyer. That being said, the location is fantastic.

  8. 2 bedroom condos west of western shouldn’t cost most than 200k unless it’s new.

    It often takes 100k to make a 150k condo into a 200k condo west of western.

    At the end of the day buying a 2 bedroom condo outside of the gz isn’t for everyone.

    Think f all the homes you could buy in oak brook instead.

  9. Back to the subject property –

    has anyone actually lived in a house like this? I have – and let me tell you it is virtually impossible to keep it looking like this if you are a normal person!!! This type of place only looks good in pictures and is like a museum – one or two things out of place and the whole place looks like crap. There is no way you could keep the place looking like this if you have children, dogs or are a straight man. No way
