Though the building was constructed in 1979, the unit has been renovated and has “all new everything” in the sleek and modern style.

The kitchen has white European style cabinets and hidden appliances.

Anyone know what those floors are?

There is no central air, only wall units.

And the listing says the in-unit washer/dryer is “permitted” (then why didn’t they put it in when they redid everything?)

Parking is also available for rent in the building for $200 a month.

Buyers like “new” right now.

Will this unit command its $299,000 asking price?

  2. Looks really cool and from a quick check seems really competitive for that level of finishes in that building. I can’t get the full screen photo viewer to work so I can’t see the floor but I wonder if it’s some kind of epoxy coating.

  3. Love it. The floors appear to be that composite stone flooring that you see in office building lobbies from the 1950’s-1960’s….The name is alluding me.

    I wish they did the W/D. It would probably have to go in the kitchen and they didn’t want to take up cabinet space and spend the money…..

  7. Initially liked this building and this unit. But its all-electric window-box HVAC system adds perhaps $400/month for peak heating/cooling months for full-time operation three HVAC boxes. Particularly if window-wall glazing is single-pane (likely) rather than insulated double-pane. ComEd rates increased dramatically; electric heat is a real drawback now. Plus, parking garage is all valet rental parking, so add another $200/month/car plus daily tips. Monthly cost gets expensive for a 1-bedrm here.

    I like the unit’s remodeling, though I suspect it probably narrows its buyer-market profile. Floors look like terrazo, which is great for dogs but cold on the feet. That kitchen photographs well, but any normal kitchen counter clutter will ruin the affect. Unit probably needs a single owner who rarely is at home. An architect would likely be attracted to unit, but unable to afford it unless family money subsidizes the life-style.

  8. I had those electric window box heating/cooling units in a one bedroom high rise that I owned in Wrigley. Total of three units and do not recall the bills being that high. The good news there was that I had 3 exposures E/S/W and cross ventilation so I did not have to run them as often. The sunny days in the winter brought plenty of heat and the east facing balcony allowed a good breeze for much of the summer. Perhaps that was the reason for my lower bills.

  9. This building is a blight on an otherwise beautiful block. My friend grew up on this block and going to his place, a nice brownstone, I always thought this building was an eye sore.

  11. It definitely does not include electric. Heat/AC and your appliances are all electric and on top of the already pretty high assessment.

    Our building nearby is a similar size. Monthly assessment for one bedrooms in our building run about $600 with electric included (and 24 hour doorman, cable, gas). Our heat is a central boiler, though.

  20. 2/2 corner unit on same floor listed at $375K — #1502. and it’s not in bad shape either…though not as nicely appointed.

    hard to tell on the views…they look decent.

    ’01 price seems pretty close to what will get this done today.

  21. @Architect, do people in valet buildings actually tip every time they use their car?!?!

    I live in a LP high rise where newer residents valet until an assigned spot is available (typically 1-2 years) and I’ve never seen anybody tip the garage attendants other than guests.

  22. I once tipped a valet in my friend’s building after I visited there a lot and then he hit on me. After that, I have never tipped a valet in a residential building.

  26. Again, you guys are swayed by a couple pieces of nice furniture and a decent photographer with a fisheye lens.

    This is a 1BR and should be priced like a 1BR. This is the sucker’s price. Not a deal above $200k.

  31. It cracks me up that people are willing to pay 30-40k less for a dump in the GC or even RN. There is no way you could reproduce this unit for less. In the kitchen is installed Subzero and Miele. The Kitchen hood….$$$$ and the countertop is STAINLESS STEEL (with intergrated sink!), very expensive! So I would also believe that the cabinets used are very high quality. It also appears that there are a number of built-in wall cabinets or panels (again appear to be very high quality). The terrazzo floors are beautiful for this unit. Taxes and Assessments seem to be inline. In a building like this, the heating costs are not that significant. I live a a similar building with wall units and we do not even turn them on during the winter. The summer is a different story, we do run the air a lot.

    Check for 3 elevators that must be redone at $300,000 each. Management claims no specials for the elevator overhauls but reserves will be wiped out. Two bedroom monthlys were $1100 no heat or ac, $250 parking. Single pane glass too. I opted out 2 days before closing when I found out. Way too high for this building.
