But it had last sold only 18 months before, in June of 2010.

The current listing says it has been “completely remodeled” and it appears, from the pictures, that the kitchen has been updated.

The old listing had maple cabinets, corian counter tops and white appliances.

The current kitchen has dark cabinets, a tile backsplash, new sink, granite counter tops and stainless steel appliances.

The two bedrooms are on the second floor along with a roof deck.

There is also a lower level family room.

The townhouse has 1-car parking.

Originally listed for $440,000, or $20,000 above the 2010 purchase price, it has been reduced $10,000 to $430,000.

Will the remodel matter?

Or has the market changed that much in the last 18 months?

  1. Am I missing something, or does the master BR only have a linen closet? And no wall in which to install a closet or wardrobe? Who designs any residence like that?

  4. Damn that cheap-o fanlight door that looks like it came from Menard’s or someplace.

    Nice enough place with a lot of space and it’s a townhouse, which I’ve always heard was THE favorite housing type in Chicago.

    I wouldn’t think it would sell below this price, even though it is very bland and boring. It has outdoor space and a lot of room for a small family, in a prime neighborhood.

    I have not heard this myself though I would love a nice townhouse. IMO townhouse inventory across the north side is even less satisfactory than apartments/SFHs. Lots of ugly 60s/70s stuff like the above development and its neighbors.

    The expensive new ones on Damen discussed last week are nice, though A) on Damen and B) expensive. Lincoln Park has its share of older attractive townhouses, though again, expensive, and LP is not my cup of tea overall.

  7. Lincoln Park is fine. There are other hoods that work better for me w/r/t amenities, affordability, where my gang lives, etc.

    I brought up Lincoln Park because it does have nice old townhouses. I wish there were more of them, or that the newer developments were more attractive.

    Hyde Park has some nice late-mid-20c developments: 5530-ish S. Kimbark; cluster north of Kimbark Plaza; etc.

This is a GREAT location, i would have moved here when I was looking years ago however this exact unit likely was asking at least 550k and the rest of the hood was in dreamland in terms of pricing… I think if you can buy this for 415ish its a great deal at current interest rates and assuming you want to live there a while.

  10. I would think that most people in the market for a +/- 2000 sf townhouse are going to want a 3rd bedroom not a family room.

  12. So they bought it in 2010, then spent $$$ on the remodel & paint, but are selling it for the pre-remodel acquisition price?
