Trying To Sell a 3-Bedroom Lakeview Townhouse Less Than 2 Years Later: 2901 N. Lakewood

This 3-bedroom townhouse at 2901 N. Lakewood in Lakeview has been on the market since September 2011.

It has 20 foot vaulted ceilings in the living area.

The kitchen has maple cabinet, stainless steel appliances and granite counter tops.

The master bedroom is on the third floor (along with a rooftop deck) while the other two bedrooms are on the second floor.

There is a first floor family room and what appears to be a full basement.

This is a fee-simple townhouse and is one of the rare townhouses at this price point that actually has a 2-car attached garage (instead of 1-car parking.)

It is listed about 9% under the 2010 purchase price.

It also has competition from two other townhouses on the same block (one of which finally went under contract priced at $599,000 after being on the market for 3 years.)

Is this townhouse a good duplex down alternative for a similar price?

Suzanne Thomas at Dream Town has the listing. See the pictures here.

  1. Seems like a pretty solid deal in the low to mid $500’s.

  2. Nice enough, though I hate the exterior.

  3. I like the location and the amount of space, but the front room with the vaulted ceiling and the enclosed staircase with the fireplace looks very choppy. I would be willing to pay $475K, which means there is probably someone out there willing to pay in the low $500’s.

  4. I definitely like this over a duplex down! From the pictures, I think I like it more than either of its neighbors as well, both priced higher. It’ll be interesting to see what the corner one sells for as the list price was fairly similar but i would think it should sell for slightly more than this one being a corner unit even though it is even uglier than this one is on the outside.

I think the 2005 buyer was lucky to find somone to pay $640 again in 2010.

I agree. It seems odd. I seem to recall at that time the housing bust was already in steep decline by that point, but maybe not in all areas.

  6. We walk by these going to the park just south on Lakewood. Would like it a lot better if it was a block off Lincoln (in any direction) rather than right at the 6 way intersection.

Agassiz is decent school-wise, but bordering schools Alcott, Nettlehorst and Burley are all be better.

Pretty close, pretty similar, although a condo. There’s your Burley premium.
