  6. Michael, thanks for the shopping bag comment. It inspired me to brave the hard to navigate and depressing photos — and voila! There they are, perched lovingly on the Closetmaid shelving and shown from multiple angles. Nice!! On a possibly more relevant note, I don’t know why people stage like this. Do you want people to say “oh, that’s the place with the nice [whatever feature]” or say “the one with the vodka bottle in the middle of the floor” or “that’s the listing with the awesome shopping bag closet.” It may not be an exact science, but this seems like an easy call.

  9. Ohhh… He even has a Marshal Fields bag in one of the closets! I kind of like the shopping bag gimmick. It made me laugh.

    That being said, this seems like a good price and likely doesn’t bode well for me living in UV as I thought these townhomes were considered more expensive than UV.

  10. I too am having a good laugh at the shopping bags. I’ve seen the area and I don’t think anyone should be walking around with Tiffany and Chanel bags. That area is just simply for the birds. The Dearborn park units just south of Roosevelt are nice but these…….

  11. “Seen” the area?! LOL. Stop the fear mongering w/ nothing to back it up. A bit commercially desolate maybe, but the police station is literally half a block over, Ickes homes have loooong moved/stamped out. Lakefront/Soldier Field is a 10-15min nice walk. Plenty of SL yuppies and yuppie strollers around here on good weather days. Great restaurants in Opart and Cafe Bionda half a block away. Chinatown is four blocks away for value eats. New city park at 18th and Clark is going to provide an awesome looking (per rendering) indoor swimming pool and field house. If you are going to complain about the area, complain about the L, not about walking around and being unsafe.

  12. FWIW, the whole complex, including the parking, is metal fenced in with security buzzer, if one does not want to be “walking around with Tiffany and Chanel bags”.

  13. I think if I want to walk around with Tiffany and Chanel bags, then State and 18th, right next to the District 1 Police headquarters, is probably about as GOOD a location as I can think of.

  17. I didn’t even know this little “neighborhood” existed until a client wanted to see a townhome last year. It’s a cute “pocket” of domestic tranquility within easy distance of everything you want in an urban area. BTW what’s the school district here?

    The simple explanation is that they wanted to get the photos out as quickly as possible but there are some scuffs and/or holes in the closet and stains on the carpet. so they used the bags to camouflage the imperfections…or not!

  21. This isn’t the cheapest 3 bedroom in this complex but from a quick look at photos, this one does look better.

    I just can’t imagine living in a complex that is completely gated off like it is in some horrible neighborhood. Guests can’t even get to your door or drive into the neighborhood. Huge fail in my mind!

    It’s a horizontal highrise. Your complaints are not meaningfully different than a non-doorman building–need to buzz in guests, can’t park in the 6th floor hallway.

    I don’t like highrise living either, but at least a highrise isn’t surrounded by metal fencing. I just don’t see the desire to live in a gated community (especially one under the el in the city).

  25. This complex started building in ’96 or so, and the first phase was completed in ’98. That was before the 1st district and mass transit moved to 18th & State, and was at a time when 2030 S. State and 2031 S. Clark (the rounded senior high rise buildings) were filled with gunshots. When it was built, the gates and fencing were a no brainer.

    Also, the units are not “under” the el from what I remember. The CTA does own the guest parking lots on the north side of the buildings though, and leases them back to the complex. The Orange Line runs over 18th street. In fact, the southwest corner of 18th and state is not part of the complex, and that would be the closest to the Orange Line for the state street addresses. The unit in question here is not necessarily within even a stone’s throw to the Orange line as far as I can tell.

  26. This is a nice area and I like the privacy of a townhome. Being in a gated area adds some extra protection when walking a dog late at night. I feel safe in this area. There’s a nice bar called Kroll’s about a block away and my dog’s vet is about 2 blocks away. Cafe Bionda is about a block away too.

    NTA would not be an option here as mentioned, but St. Mary’s (brand new facility built for SL growth) or St. Therese (inside of Chinatown, very good academic record, with Chinese classes to boot of course) are perfectly good if not great private options that are very price competitive. $ saved from the lower house price here would be well spent going toward that direction.

  28. This is much too close to the 2001 S. Michigan Ave. subsidized housing buildings. There’s a reason this is a gated community. Purchase at your own risk; because the 2001 S. Michigan buildings aren’t t going anywhere.

  29. homedelete, as I noted above, the reason for the gated part is that these were designed in 1996 or so, and built starting in 1998. 2001 S. Michigan’s subsidized tenants were little lambs compared to the illegal non-elderly tenants of 2030 S. State and 2031 S. Clark. In the late 90s there were dozens of shootings in the housing for elderly, not to mention the Ickes homes just farther south.

    2001 S. Michigan might be a problem, but its about the only 5% left of all the problems that existed in the neighorbood when these were built. Think about the seniors home being gunshot free, the Ickes homes being decimated to the ground, the Pacific Garden getting moved west of the river (better to grind it into the ground too, but I digress), grocery stores moving into the neighborhood, the St. James and the other SRO at 12th and Wabash both getting moved out, and so on and so on. 2001 S. Michigan has been there the whole time, and its a minor nuisance for the neighborhood compared to what was in the vicinity before.

  30. I agree with you Josh, 2001 isn’t as bad as it was or could be. It’s been a while since I’ve spent any significant amount of time in the neighborhood but my most vivid memories were in the late 90’s, walking south on state street from columbia and realizing I was no longer downtown.

    Well, alexa reports stats based on panel members (i.e., nutjobs) who have consented to let alexa install a toolbar and monitor their surfing habits. So very unreliable for (relative) low traffic sites. It’s probably reporting based on the one or two people who have alexa installed. Which may consist of clio and miumiu as far as I can tell.

    If you ever want to report your (aggregated) site analytics, it would be a lot more reliable and I’m sure we’d all be interested.
