East Lincoln Park 2-Bedroom Coach House Now $10K Under 2004 Price: 337 W. Armitage

We last chattered about this 2-bedroom contemporary coach house at 337 W. Armitage in Lincoln Park in November 2011.

At the time, it was listed at $500,000. Not surprisingly, most of you thought that was too high. Most thought $400,000 was more likely to see a sale.

Since November, it has been reduced $70,000 to $430,000.

If you recall, it does not have the vintage feel of most coach houses. Instead, it has contemporary styling.

The kitchen has modern cabinets, a stainless steel island and luxury appliances by SubZero, Miele and Bosch.

One of the 2 bedrooms is on the second floor with the other in the lower level.

Built on a 22×35 lot, there is a patio and central air but there doesn’t appear to be parking (although the listing says it has it.)

Now listed $10,000 under the 2004 purchase price, is this new price going to get the job done?

  1. What a beautiful home. Easily worth 86% of half a million dollars. I don’t know why Sabrina quotes prices from a decade ago when you actually needed at least 10%-20% down to buy a property like this. She might as well translate them to renminbi.

    Again, such a beautiful home with stunning architectural details.

  3. Meh. This is a glorified one bedroom for over 400k. With a prime view of a telephone/electrical wire post and uncertain parking status. Who lives here?   8. I looked at this one. Great location, negative curb appeal. Interior is pretty cool, but really only works for a single or young couple (lives like a one bedroom). Parking is available to lease next door (exterior lot). I think this will go in the mid $300s.

  9. This place looks like a dump from the outside. I don’t care where it’s located or how nicely the interior is decorated. There’s also no way I would live directly on an alley. I would not feel safe here. Maybe this place will sell to a gay male couple because I can’t see a woman being willing to live on an alley.

    Becuase that’s a different part of town. Big difference between Armitage and Diversey are not exactly in the same hood.

  17. I think Sabrina’s pic make this place look a lot worse than it really is. Yes it’s on an alley, and no I wouldn’t buy or even rent the place, but there are worse places. The outdoor space is actually rather nice. There’s just a very small universe of potential occupants of this place in the general price range. For small families, there’s the 3/2.5’s at Grant/Clark that change hands not infrequently (see, e.g., 439 W. Grant (D), which just sold for $419k). For singles or couples, there’s places like the dup 2/1.5 on Webster, or the two beds at “the Pointe” along Lincoln/Arm, etc. All of which have parking, and to the majority of would be buyers of LP 2 or 3 beds under $500k, are all much better choices overall than the subject property.

  18. This one is a tough sell. It is too pricy for a 1bed (which it is for most part). Is not suited for a family for sure. As Matt said people with taste would not like the exterior and the nice updates inside would be lost on the home depot crowd. It is best suited as a guest house/ nanny/ in law unit for a closely sfh but at this price even that would be a tough sell.

  21. If nothing else, the photos posted by Miumiu reinforce just how ridiculously close the electric poles are to this place. They’re practically touching it. Seems like it could be a fire hazard, besides the obvious aesthetic issues.

    They added a few improvements to make the place look good but it is still lipstick on a pig. Just a great location muddied by a bad idea. Todays two posts remind me that coach houses rarely work out. Even Kato Kaelin had issues with his luxe coach house in Brentwood.
