Looking For A 2-Bedroom Brick and Timber Loft in West Town? 835 N. Wood

This 2-bedroom loft in the Meter Building at 835 N. Wood in West Town has gotten its fair share of publicity as it was recently featured in the New York Times for homes under $500,000.

It came on the market in December 2011 at $495,000 and has not had any price reductions.

The south facing corner loft has the authentic features loft lovers like such as exposed brick and timber ceilings.

The unit has upscale finishes in the kitchen and baths.

The kitchen has a Viking stove and black walnut and limestone counters. Ann Sacks tiles complete the bathroom.

It also has central air, washer/dryer in the unit and 2-car heated garage parking.

There’s a picture of a rooftop deck but the listing doesn’t indicate that it is private to the unit.

This loft is listed $70,000 more than the 2006 price.

Will it command a premium?

Robert John Anderson at Baird & Warner has the listing. See the pictures here.

  1. Very nice photography. But I’m pretty sure they’re not going to get that asking price.

  2. “Ann saks tiles”

So, now Saks 5th Ave has a line of tiles, too, joining Goldman Sachs in trading off the Ann Sacks brand.

    Interesting.

  4. As much as I’m a sucker for a great timber loft, the 2nd bedroom at 8×12 with the French doors would never cut it for me. Otherwise, it is gorgeous and love the two car garage spots (and Mini in pic).

” joining Goldman Sachs in trading off the Ann Sacks brand.”

I heard you have to go through almost 20 horrendous interviews to get a job making tiles for Ann Sachs.

  6. It’s nice but you can get a loft like this out in Woodstock for much less. Better public services out there as well.

I’ve always felt a defect lay within, based on nothing more than Steve Sax’s yips.

Sorry, it was after midnight and I was just going off the listing. I didn’t even stop to think about the spelling, to be honest. I’ve fixed it in the post (but can’t fix it in the listing of the property, obviously.)

  9. of all of the “West Town Week” featured i would take this even over the SFH’s featured. beautiful place this is!

still at 495k in “west town” and only 1.5 bedrooms, sorry cant fathom with everything else in the city you could get for 495k and lower.

  10. I had heard a while ago that this building includes a cleaning service as part of your assessments. Anyone know if this is still true? That would make the $356 assessment much easier to swallow (not that it’s terrible to start with). Love this place, but yes — might be a bit overpriced, particularly if the rooftop deck is communal.

funny as i get the comparison perfectly, and do find woodstock a better area than “west town”.

but last time i was out there i dont remember seeing and lofts just a bunch of “builder specials” cul-de-sac and townhomes. i do love the old victorian home stock but the builders specials out weigh it by a lot.

  14. I stumbled upon Gary Lucido’s article: “Should You Hire A Hot Real Estate Agent?”

Did he link to this already? I know the term RILF has come up in the past here…

Had it been your typo, wouldn’t have made the joke. That it’s in the listing makes it worthy of mocking.

  17. Been advising my hot daughter to switch from psych to marketing major so she can exploit her gifts. These days you need to use everything you’ve got. Following your heart sounds great, but she is pretty high maintenance and needs to have more income than what a psych major can expect. She already has the barista job, why get a degree unless it leads to more opportunity?

  18. Nicely done. Good location for West Town. $495k is a bit of a stretch though I think.

  20. Not sure this could be 1,800 sf, if only a 2bd condo. Master bedroom decent, 2nd bd. is tiny. I wonder how the black walnut counter-top will work out long term? No chance they get anywhere near $500K in this location for a 2 bd. with a tiny second bedroom. Location is hilarious actually, just from twist of fate, that stretch of Chicago Ave, west of Ashland, is comical: Alcala’s Western Wear, about 4 taco joints, a Pollos Vivos live chicken store, a package liquor store w/ cheap back tap room, a WIC food pantry run by Catholic Charities, tons of vacant storefronts, it does have a public library however and (where’s Milkster?) Taco Veloz which has authentic Carne en su jugo and good shrimp cocktails.

The strip of Chicago to the West is on its way up though, with places like Roots Pizza.

  22. Some people like Chicago Ave the way it is today and they like the potential of what it can become. Taco joints and all. As Division St rents get jacked up higher, the business move down to Chicago Ave. Then Chicago Ave rents increase, and it repeats itself just like the dozens of other places in the city.

  23. “you can get a loft like this out in Woodstock for much less”

Yeah that is true but lofts like this in Dubuque, IA or Platteville, WI will lilely be cheaper than Woodstock. I’d bet that there is a similar loft in Namibia that is even cheaper than those cities. Welcome to CC matt.

  24. That stretch of Division Street is unique because it has extra-wide sidewalks, something that Chicago Ave or Grand Ave. and North Ave. do not, that’s why there are so many bars and restaurants with huge al fresco sections.

  26. This unit is way overpriced $400-425k. The pictures make the place nicer than in real life. I toured the unit a couple months ago and it’s a mix of very dated items with others things that were updated. The 2nd bedroom is truely a den as it has no closet, it’s such a small room. This unit is good for a single person. The master bedroom is huge, has a lot of wasted space. It will never sell are this price, I expected much more when we visited.

$439K with 4 beds and 3 baths. Also includes a thatched roof, in-ground pool, and barbed wire fencing! Much better deal than the loft in Chicago’s West Town or in Woodstock!

  29. Chicago between Ashland and Western via Damen is starting to become a hipsters’ paradise, with funky bars and eateries (and remember, hipsters love them some tacos, pierogis and other authentic ethnic food), fancy sweet shops (esp. along Damen) and for the squares amongst them, Dominick’s.

  33. Subject building has one of those old fashioned water tanks on the roof. Not many of them left, like these: http://www.wickerparkpress.com/WToC.html

  34. Helmethofer – as a unit owner in a building that formerly had a water tank I am glad that it was removed when the building was upgraded. They are very cool and used to serve a true purpose for the building. As times changed and they were no longer needed the tanks began to age. They started to deteriorate and rust becoming a hazard to the roof and building occupants.

Sadly they were rendered useless. We talked about using the water tank’s platform for a hot tub deck or something similar as it was high up and had an awesome view. Unfortunately we learned that the city would have denied the idea.
