The $1 Million 1-Bedroom Is Now a 2-Bedroom and Reduced: 840 N. Lake Shore Drive in the Gold Coast

We last chattered about this 1-bedroom (now turned 2-bedroom) at 840 N. Lake Shore Drive in the Gold Coast a year ago.

See our prior chatter here.

Originally described as a “little piece of Paris”, it has a balcony that overlooks the park and Lake Shore Drive/the lake.

At 1800 square feet, it is not your typical small one-bedroom.

But it must have been difficult to sell the unit as a 1-bedroom, because it is now listed as a 2-bedroom instead of a 1-bedroom.

Any guesses where the bedroom came from in the floorplan? (the pictures are the same as before- so they don’t provide any clues).

Located on the second floor, it has dark hardwood floors and a kitchen that is open to the living/dining spaces.

The kitchen has “professional grade” appliances such as a SubZero.

The listing also says that there are plans for a possible second full bathroom.

I couldn’t find a prior sales price as I believe this is still developer owned.

This unit has now been reduced to $899,900.

Does this price make more sense for a 2-bedroom unit?

Kathleen Malone at @Properties now has the listing. See the pictures here.

Unit #202: 2 bedrooms, 1.5 baths, 1800 square feet

  • I couldn’t find a prior sales price- could still be developer owned
  • Was listed in May 2011 for $995,000 (plus $80,000 for 2-car tandem parking)
  • Reduced
  • Now a 2-bedroom listed at $899,900 (2-car tandem parking extra)
  • Assessments of $1501 a month (includes heat, air conditioning, doorman, parking)
  • Taxes of $9244
  • Central Air
  • In-unit washer/dryer
  • Bedroom: 13×12
  • Living room: 22×19
  • Kitchen: 14×13
  • Old listing- Dining room: 14×13
  • Current listing- Bedroom: 13×14

For this kind of money, I’d rather live in the Trump. And if I were Donald Trump, I’d tell this developer “You’re fired!” for being crazy with his prices! Hehehe!

  2. This isn’t New York. $900k (without parking) and there’s not even two full baths? It seems like the developer was cheap with this unit.

  5. I like the place and it is definitely large. Again, this is one of those divorced surgeon in his late 40s kind of places. Hardly a benchmark for 1 bedrooms. My guess is they are proposing the 2nd bedroom to be the current dining room. They can probably throw a wall up and a closet for less than $5k. The remaining general living room is larger than most alleged combo dining/living rooms in most normal sized condos.

  6. The question is why the hell was it a 1-bedroom to begin with

But it includes PLANS for a 2nd bath!

I really don’t get this unit… why would anybody want 1BR for that price — even a single “surgeon in his 40’s” would want a home office or a place for his kids/out of town friends to stay when they visit. And why skimp on not including a full 2nd bath if there was any chance to making it into a 2BR? The decor itself looks nice, but it seems like you could get a much larger space in the area for the price and then remodel to the same level, and spend less.

  8. This building is amazingly quiet, well built, stunningly finished apt/building . The location is fabulous and it’s far more intimate than Trump Tower. It feels like Paris…which I’ll take over NYC (oops, meant Trump) any day.

  9. Man, as someone who has never been to Paris, if that’s what Paris feels and looks like…I think I’ll stay in WP.

” “little piece of Paris”, i”

well then it better include at least a night w/Paris. I mean we’re talking almost a mill here for this.

  13. If you are going to buy a corner unit in this building at a premium you are paying for view of the Pier and Lake Michigan. 2nd floor doesn’t cut it.
