We’ve chattered about this 3-bedroom top floor unit at 2817 N. Orchard in Lakeview several times before.

After the last price reduction to $400,000, some of you thought anywhere from $325k to $375k gets the job done.

It has now been reduced to $389,900.

If you recall, this is a rare 3-bedroom vintage unit that also has 2 full baths (usually they have just 1 bath.)

Some of its vintage features remain including crown molding, an antique fireplace mantle and built-ins in the dining room.

This was a 2007 conversion so it has all the newer finishes. The kitchen has granite counter tops and stainless steel appliances with newer cherry cabinets.

The unit also has central air, washer/dryer in the unit, a balcony and an outdoor parking space.

  1. I used to live on Orchard two blocks south of this location – I can’t stand this stretch of the street. It’s very dark and if I remember correctly faces the backs of commercial buildings.

  3. I agree with the above comments and have said similar re. this property when it was featured here in the past. This needs to be discounted a whole lot more.

    depends on how you look at it. i see potential for “free” stuff.

    i used to work in the century mall back in the 90’s havent been inside since ’99, what stores does it have now? i know a movie theater but what else?

  8. Unicorn criteria question.

    Can’t completely tell from the photos, but does this work from a separate kitchen area?
    Hard to tell from the photos, but it seems that the rooms are slightly broken up

    Its just …. just west of Clark. Close enough?

    Anyways – wanted your thoughts on how it met the UC.

    And aside from the UC – yeah street location bleh. Orchard is funny that way walking from North Ave to Diversey, the feel really changes quickly depending on what block you’re on.

  9. Ahahahha. This block is horrific. It is not pedestrian, it’s scary at night, and yes — Century Mall-palooza.

    It’s essentially a car thoroughfare to be able to make a left on Clark from Diversey when it isn’t an official loading dock alley.

    I do currently — and will forever and always should it ever change — love the very honest sign brazenly hung from the vintage building on the corner of Clark/Orchard advertising “CHEAP AND TACKY 2 BEDROOMS!”. So raw; so real.

    hahahaha cant believe you remember that place.

    no chess king but i did work at Merry-Go-Round at the brickyard (when it was a indoor mall). IIRC they were all owned by the same company Chess King, Merry-go-Round, and Djay’s (sp).

    I could just say that, as it lacks both a garage space and a powder room, it’s a nonstarter. But I’m inclined to second boiztwn’s sentiments as to this particular location.

    As for it being just west of Clark…as you yourself note, Orchard changes a lot between North and Diversey. It also changes in terms of its proximity to the park/lakefront. Even if the 2800 N Orchard block were much more pleasant, to be that far from the park/lakefront, I’d need a SFH or full floor PH (preferably the latter).

    I thought this place had parking. So the uc is enclosed parking?

    Clark does shift so how many ft meter percentage of a mile is the limit away from the lake?

    remember the two Pits on each end that kids would play and dads would sit on the brick walls? there was one by Wards which had green carpet and the other by Jc Penny which had purple carpet.

    remember when they put in the huge arcade between the kmart and the escalator to the mall/wards entrance?

    Do you remember the name of that restaurant that was in the Mall (not wards but right next to it ) entrance on the second floor? my parents are trying to remember it and cant find anyone who recalls it.

    Always was, with an *option* to downgrade to outside, if everything else is great, or its esp cheap. Hence the Grant places being ok.

    Always thought it was about walking time, assuming a normal walking pace (mean of Groove and Miu [sniff]).

  16. I remember going to kids’ birthday parties at the Century back in the 70’s, down on the basement level. Can’t for the life of me remember what kind of facility it was or the theme of the parties. Back then there was no movie theater there.

    By the way, getting back to this property, I’ve always heard a truism of real estate is to buy the worst house on the best street. If you buy this place, you’re doing the exact opposite.
