    if the lundy house is still listed over this then the lundy place needs to drop way more as this is more updated and looks to be in better shape. lundy has more vintage but more work to make modern vintage.

  5. There is so little traffic in/out of this little area, I don’t think being the first home in makes that big a deal although I would like to be further back.

    Last I check Lundy was still on the market and this home blows that one out of the water. I’m surprised this hasn’t sold. I love this home, and think it is reasonably priced.

I really prefer Victorians too but I’d definitely take this over 6239 Lundy at $749,900 which needs far more work (although on a larger lot) and 6219 Lundy at $597,000 as an estate sale that needs plenty of work as well and even 6300 Louise at $879,000 although a much bigger home on a bigger lot but once again needs lots of work.

    Lovely house, fabulous neighborhood. And a very respectable listing (a rare event). If I poke my head in on Sunday, I’ll report back. Groove, I think being a corner lot outweights being the first – I’d much rather this than be a couple houses in.

  9. Icarus, the only reason it is cheap is the amount of work needed. I think the total investment in that house will be well more than the sale price. This home is pretty set to go and at this ask will most likely sell for under $700k.

    Old Edgebrook is far nicer than North Park in my opinion too….

  12. Benjamon09, you are most likely correct. I haven’t seen the inside but the outside definitely needs a good landscaper to rescue it. The Springfield painted lady property would need to come down at least another $100K and have relatively good bones to be brought back to her glory years. But if you really like Queen Annes and want to live closer in the city, it might be the right project for someone.

  23. I know the story of the pet rooster of the house on lundy. I was riding my bike one day a few years ago (as I often ride the north branch trail out of convenience) and I heard a rooster. I was like “wtf?” and I looked aorund there was a big ass rooster running through the yard. I saw a mom and a few kids there in the front yard with the rooster. I was like “is that a rooster” And the mom was like “yeah, we found a baby chicken running around the forest preserve, somebody must have set him loose, and my kids liked it so we kept the rooster”. I asked “What does the rooster do?” and she said “it just runs around the make noises, picks at bugs in the grass, some times it nips at the kids, it doesn’t really interact much, it’s just kind of there but we like it.” Then we both smiled and I rode off. That was probably 09′ maybe the summer of 2010, I don’t remember exactly.

  27. Groove, I ride p kostner to foster, then into the park and through the forest preserve on the dirt trail tO Indian head woods. Then i cross central and ride through old edgebrook til that little path next to th old pucinski family house that’s been torn down, I cross Devon and catch the paved trail for about a mile to bunker hill and I do a loop in the and then loop back. It’s about a 12 mile ride for me round trip. It’s a leisurely 90 minute ride. That’s how I know old edgebrook

    I when riding down central will take a louie at leigh and another at devon catch the beginning of the trail there. you have to cross central his way or mine, why not use the lights and not have to slow down. the exit path out of OE is not conductive to riding more than 5mph.

    and from OIP easier just to stay on Elston till it meets milwaukee then catch the trail at weiland pool. I ride down the gannsette and catch it there.

    also central is a bit scary as you have cars wizzing past you at 45 mph

  31. I like this place a lot. I also agree the listing agent did a good job with presentation. I don’t know the area well although I use Caldwell every once in a while. I might check out the open house, if not the area next time I am driving that way.

    I’m primarily mountain biking on dirt through a forest preserve with unkempt trails and numerous unridable obstacles. 12 miles in 90 minutes is a reasonable pace! 12 miles in 90 mins on a road bike? Hurry up slow poke!!

    My mother once had a neighbor, an eccentric widow with the usual two dozen or so cats and a really loud rooster who crowed on schedule at 4:30 AM. People thought he was sort of cute at first, but after loosing that precious hour and half of sleep every morning for few months, some people were considering acts of mayhem against the rooster…and maybe the widow, too.

  42. Keeping chickens is now trendy among those preparing for Peak Oil and people concerned about the quality and cost of their food, especially the quality. It’s nice to have your own eggs and know where your chicken comes from and how it was raised and fed, given abominable factory farm practices. I’m a bit of a “prepper” myself, though I am doing it in ways more appropriate for a single, middle-aged female apartment/condo dweller. Poultry stewardship is not for people who live in large apartment buildings or who don’t have the stomach to do their own slaughtering.

    If I had a SF house and a lot more physical energy, I’d like a goat for companionship and milk, and would learn to make goat cheeses, which are the most delicious cheeses in the world.

  44. I would love to have a pet goat! Goats are silly and I met a few that could do tricks just like dogs. Sometimes I think I should move to a rural area. It’s too bad there aren’t as many job opportunities out there and that taking care of lots of animals takes a lot of work.

    Didn’t the Tribune do a story not too long ago about people had chickens in cities like Evanston? It wasn’t out in “naperville”. It was the closer in suburbs.

  51. I think the featured house had good turnout at the open house. It was a beautiful day and I overlapped with a few other couples. My overall impression is that the house will struggle a bit more to find a buyer than I’d expected from the pictures and from the comments here. One the plus side, the yard is beautiful and large, the closets are very functional and the house has tons of storage (particularly in the unfinished basement). The master bedroom is huge and could easily fit an en suite bathroom (which would be a large plumbing project). The current owner raised three children in the house so the overall size/square footage is very good. A couple of the downsides are obvious from the listing but I didn’t fully appreciate them until I saw the house. First, the second floor has three bedrooms, and the fourth bedroom is on the third floor. The third floor feels tight because of a rather low ceiling, so it wouldn’t function well as the master bedroom. I’m not a fan of that configuration – to me a four bedroom house needs to either have four bedrooms on the second floor, or a third floor that can hold a master suite. The home is agent owned, which always makes it slightly awkward when viewing (I was a little unsure about opening closets and cabinets, feeling a bit like a snoop). The kitchen is small and the work area is entirely closed off from the other rooms on the first floor. It feels very separated. The house felt dark, and has a one car garage. That was what stood out to me. I do think it is priced well for the size, and I wish I knew better how it compares to other homes in the Edgebrook neighborhood. I think there is a premium attached to OE, but I’m not sure that outweighs the negatives. Though I’m looking at it from the perspective of a family of 5 – a family of 4 would probably not have any issue with the layout.

    Personally i like sectioned off kitchens ass the noise and smells stay in the kitchen. But does the kitchen seem smaller than the pics?

    some older houses did do lower ceiling heights on the second floor, for heating reasons. But how low are we talking here?

    basement? Unfinished basements always worry me/red flag me. To me it says, it floods or seepage so much why waste money finishing and constantly re-finishing. Did you get the vibe (or smell) here?

  56. Re: Light and Dark, I would say part of it could be fixed with additional lamps and better (non-yellowing) bulbs. But the windows are not all full-sized, and the rooms with the most windows are rather small (a sun room on the first floor and an office off of the master bedroom on the second floor). The actual bedrooms, along with the living room and kitchen, felt like they had very little natural light. I’m used to double hungs – I think these were more like small casements (but they looked original and in good shape – they were beautiful windows).

The lot line runs somewhere down the middle, though the two houses have agreed to share a fence and I suspect lawn care duties. Pure speculation, but I can’t imagine its a “your kids play on your side and mine will play on ours” arrangement, but I guess that depends on the neighbors! But even with that factor, I still think there is a very large amount of grass on this parcel.

With three floors of finished living space, it can be hard to justify the finished basement.

  58. You should make an appointment – since it is agent owned, my guess is that it is pretty easy to get in and see it, even if you’re not working with your own agent. In fact in the case of an agent owned house, I think a buyer not working with an agent would be a nice windfall for both parties. I hope I didn’t come across as overly negative – like many on this site, I have my personal, highly specific lens through which I evaluate properties. This is a lovely home, and I’m sure it will find a buyer. I’ve been told that OE goes through waves – people tend to stay for many decades, but then there are periods where the older generation moves on and the younger ones move in. If that’s true, I’d say its experiencing one of those waves now and, with the market where its at, I think it is a good time to jump.
