Get Your River Views For Just $230,000: 345 N. Canal On The Near West Side

This 1-bedroom in Fulton House on the River at 345 N. Canal on the Near West Side recently came on the market.

It has loft like features including a unique barrrel vaulted ceiling and support columns.

The unit has river views, including a balcony where you can sip a drink after work and watch the boats go by.

The kitchen is all white, including the cabinets, except for a stainless steel stove.

The unit also has carpet.

The listing seems to indicate that there is a washer/dryer hook-up in the unit. There’s also central air.

There’s no parking in the building but there is a space, which is included, next door at River Bend (isn’t that valet parking in that building?)

Is this a deal for the space and the view in a downtown location?

Chris McComas at @Properties has the listing. See more pictures here.

Unit #907: 1 bedroom, 1 bath, 1055 square feet

  • Sold in August 1992 for $121,000
  • Currently listed for $230,000
  • Assessments of $655 a month (includes doorman and cable)
  • Taxes of $2506
  • Central Air
  • Washer/Dryer hook-up in the unit
  • Parking included (but next door at River Bend)
  • Bedroom #1: 13×19

  1. I call inflated square footage on this one.

  2. Parking at River Bend next door = valet parking in an elevator which could take you a good 20 mins or more to get your car.

Diesel fumes from the Metra and Amtrak trains is disgusting.

This building was always ahead of its time, it was before the massive C&NW loft conversion.

  5. this building used to be some kind of cold storage, the walls are super thick. at least that’s what they said on the architectural boat tour iirc.

  6. ^ Cool! Huge fan of Affleck! Wonder if the agent could get you some cool memorabilia. Reindeer Games is one of my faves!

  7. Cool place but lookout for the future changes in the hood. It sounds like talk about the Wolf point development is getting started again. If I recall correctly I think that it is a partnership with the Kennedy family and Hines properties and that they are trying to build two or three buildings on that parking area south of the Apparel center. I suspect that would impact the view from this place. More importantly it would likely create lots of dust and noise in the area for at least the next three to five years. That would suck!

  8. Oh this is the building with the huge (and I mean fricking HUGE) cracks in the facade! I was wondering when a unit from there would be featured here! I’m surprised the assessments aren’t more on this thing!

  9. I know a few people who live in the building. There are ongoing facade and elevator issues – a ticking special assessment time bomb. The heat & AC is from electric thru wall units under each window – not central air as described.

  10. Yeah, this building looks like it’s about to tumble over.

Regarding construction in the area, I think someone just got financing to build a ~45 story office building at the intersection of Lake and Canal, just south of the River Bend towers, over the railroad tracks.

  11. Its about time they cleaned up the crap along the river, those tracks are an eyesore and wolf point is basically a mob “body dumpin spot”

Any green development will be welcomed by me with very open arms

does the office tower count as green? do you think a green development would help with the giant sewer hole chud stench?

Nat – if that is true then it looks like with both developments in the area that there will be at least four new buildings! That will bring some life and congestion to the area. The Lake and Canal site will have some awesome and well protected views looking east. I was up in the 333 building recently and they have an awesome view north and northwest. That could be in jeopardy with the new developments.

  15. I think this looks like a cool place. It needs some updating but I like it far more than the unit in the building that was featured on curbed recently.
