  1. Nice looking place, two bad only 1 car garage. If a standard lot is 25 X 125, how does this come up just 5 inches short of that?

  2. nice enough and the block is good (have some friends down the street).
    The 31 feet is a decent selling point and Pierce is a school that has some good momentum behind it.

    All that said….I’d say 675

  3. Beautiful exterior. Listing needs a floorplan. I the stove in the living room is terrible. Build a fireplace and bookshelves. Even a new gas fireplace copying vintage design would look better than the stove. This area needs a focal point. White kitchens are better too.

  5. nice curb appeal but overpriced for area. house down the block under contract for $645k with a two car garage, island kitchen, two full baths on second level and large finsihed basement. buyer paid $665k in 2007. not sure how they came up with the price unless they put $$$ into it. i agree that the stove in living room is god awful. this one will sit.

    The 700s are the the top-of-the-line houses in this neighborhood. There are plenty of move-in ready houses here for under 600k, even under 500k (for simpler, smaller, less-updated, but still M-I-R).

    Glenlake is a better street? Yeah. 1349 went for 550. 1309 for 670. Numerous houses on Norwood, arguably the best street in the hood, have gone for mid-500s.

    From satellite view, it looks like the neighbor to the east has a fence that extends into the lotline of this house if it were 31 feet all the way back. Assessor sqft is consistent with 31X125.

    In what universe is 12×11 (much less 10×9) a “big” bedroom? It’s a fine size, but not “big”. And the 3d bedroom is affirmatively small.

    Still quite “move-in ready.” As are plenty of other houses around here for well under 700k.

    Hell, this is the most expensive house for sale in the neigborhood! (if you take out the delusional resellers of 1309)

    Key word: “asking” I know even less about this hood than I do about the price of pickels in Park Slope, but I’d guess that these folks are just hoping to close somewhere in the mid 600’s. And that’s likely their *hope*. I bet an aggressive buyer could get it done for 600k.

    I like the built-ins/window in the entry hall.

    If you can ask for anything, why not ask $800 or $900 for it? If they are really hoping for $650 and perhaps willing to sell as low as $600, then they’re asking way too much.

    It depends on a lot of factors, how quickly I want to sell, what has happened recently in the sub sub hood, etc. etc. And, critically, on what I think about shape of distribution of bids and number of bids. And how confident I am about my beliefs.

    Just to take an example though, if I thought the current market price were fairly well established at about $650, I wouldn’t dick around, I’d list at $675. If I had realistic hope of catching someone at say $690, then obviously higher.

  22. It depends on if the Andersonville “area” is starting to expand this far north in the minds of SFH buyers. I’m of the opinion that Edgewater is becoming one of the most sought after for SFH buyers in the entire city based on the strength and cache of the sub-neighborhood.

  23. Cribs in the BR. Another family hoofing it to the burbs now that they have young kids. Can’t blame them, as I did the same way back when. You do get more for your money outside the city, and I don’t think this particular neighborhood has great urban credentials like Gold Coast, Lincoln Park or even Lakeview, so I’m not sure why a family would stay here and deal with the school issues to come.

    Nice house on a nice street though. Agree over 700K is a fantasy.

One of the biggest reasons that the Chicago gov’t encouraged so much building of new houses, townhomes and multi-bedroom condos over the last couple decades was to attract and hold a middle-class population. These homeowners were expected to bring a new population of children to the revamped school system and become active in school reform, LSCs etc.
    However, judging from how many cribs and rocking chairs we see in homes for sale (at least on CC), this was a gamble by Daley + Co.that has yet to pay off. Will it ever?

I love Edgewater Glen, but let’s face it, this is not the most sought-after neighborhood in the city, and while this house is large and nice enough, there are better deals for less money in the same area. You have a lot of choices in the $700k-800k price range and this is not the best of them.
