Forget The Cramped Lakeview Townhouse, Buy This 3-Bedroom Instead: 1050 W. Diversey

We’ve chattered about many duplex downs over the years like this 3-bedroom at 1050 W. Diversey in Lakeview which just came on the market.

This one has many features of a townhouse, however, including a lower level family room with 9 foot ceilings.

Two bedrooms and two baths are on the main level with the third on the lower level.

There is also a full sized laundry room.

The kitchen has maple cabinets, stainless steel appliances and granite counter tops.

It has a garage, two outdoor spaces and central air.

The unit also has a desireable location just a block from the Diversey Brown Line stop.

It’s listed $24,500 under the 2005 purchase price.

Is this a good townhouse replacement?

Todd Szwajkowski at Dream Town Realty has the listing. See the pictures here.

  1. Wow, looks like a roll of lifesavers in there! I don’t understand the appeal of all these condos on Diversey – it’s so busy, I can’t imagine ever hanging out on that front patio.

  2. This place is a duplex down, I’d rather have the “cramped” townhouse IMO

    Masterclass work.

It’s 2100 square feet and is on a standard Chicago lot. I wouldn’t consider that cramped OR skinny. Yet many townhouses are much smaller.

  5. I wonder how this duplex down did during the flash flooding that likely occurred last night. Sides also appear to be split faced block from google streetview. Half a mill to live in a half basement near LPAC/Paddy Long’s/Delilah’s?

  6. Two bedrooms and two bathrooms are up, it has a garage and two out door spaces – these are all good qualities in a duplex down. The chatterati hate duplex downs with a passion but the reality is this will sell but probably closer to the 2000 price than the current listing (if the sellers can bring the cash.) I would worry about the split face brick too.

  8. This is about as good of a floor plan as you can get in a duplex down. I just hate that there is no room for a real dining room table. What do you do when it is Thanksgiving and you are having dinner for 10?

I LOVE Sun Wah. Best Chinese food in Chicago. Hands down.

    Ummmmmm…not really.
    Can you ‘splain?
When I think of this part of Diversey I think of the Home Depot on Halsted where the employees are abnormally sunny and helpful and the Trader Joe’s by Clark where everyone’s sporty and gorgeous.
