Vintage Charm With All The Bells And Whistles in Southport: 3656 N. Bosworth

This top floor 2-bedroom at 3656 N. Bosworth in the Southport neighborhood of Lakeview recently came on the market.

It is a rare vintage unit which also has all the modern amenities of central air, washer/dryer in the unit and garage parking.

The unit has built-ins in the dining room and vintage trim.

The kitchen is described as a “chef’s kitchen” with stainless steel appliances, granite counter tops and dark cabinets.

There is no bathtub in this property. The bath has been renovated with only a stand-up shower.

It also has outdoor space, with a 22×10 back deck which is accessed from the kitchen (NOT the bedrooms.)

Will this sell fast?

  1. I would call this the “Ashland neighborhood” before I’d call it the “southport neighborhood”. no, it won’t sell fast

an example of a building that should have remained as apartments, and never converted to condos.

  3. If this is a “diamond in a sea of pearls,” I’ll take the pearls. Maybe they have a second bathroom.

  4. Ashland neighborhood? I live a couple buildings down from this one. We’re 3 blocks from the Southport Corridor, and are within the parameters of the Southport Neighbors Association. I certainly wouldn’t associate my condo with Ashland, which is basically a highway.

  5. I guess I’m going to disagree with most of you – I think this is a very, very nice conversion of a solid looking vintage property. It’s ridiculous to call it a “corner penthouse,” but it’s got everything except the second bath, and the neighborhood is great. I think it will sell close to list to someone who loves vintage character with modern touches. The garage parking spot is key.

  6. Stan, the problem is most on CC think that Chicago is only a tiny slice of land. The rest will get you killed.

  7. nice looking unit and like that it is on the top corner. Most defnitely the southport neighborhood. Close to the action without being too close. A little bit of a hike to the L stop, but nothing too bad.

It should go fairly close to ask….maybe 299k.

  8. “within the parameters of the Southport Neighbors Association”
“associate my condo with Ashland, which is basically a highway”

Does one preclude the other? Is a place *on* ashland (i.e., the highway) within the “parameters” of the sna?

How many blocks is it from Ashland?

  10. “How many blocks is it from Ashland?”

So, anything that is within a block of something else, and 3 blocks from the “claimed hood” namesake, should be called by that something else? So nothing west of Clark is in “Lincoln Park”?

Or does that just apply to this particular pairing?

  11. For the record, this is the first time I’ve ever heard a reference to the “Ashland Neighborhood”. Whether you want to refer to my location as Southport Corridor or West Lakeview, what’s west of me is Roscoe Village.

“Very nice conversion of a solid looking vintage property” — I agree with mh on that comment.

However, lack of at least another 1/2 bathroom completely takes it off the prospect list.

  13. Lack of 2nd bathroom kills this place, otherwise it looks pretty nice

  16. It was a mistake to remove the tub from the one bath.

    Really? Who uses one?

This condo isn’t really being marketed to those with kids. So if you don’t have kids, why would you need a tub?

I’ve NEVER heard of anything called the “Ashland neighborhood” and I’ve been running this site for 5 years.

If this isn’t Southport, what is it? OF COURSE it’s Southport. Duh! It’s in the preferred part of the neighborhood- which is east of Ashland. If you go further west, you’re in North Center.

  19. Don’t mind the lack of a tub, but even a no-kids couple is going to want a second toilet somewhere.

    Who uses bathtubs?
    Is this a serious question?
    How about “people?”
Especially people of the female persuasion who LOOOVE long, leisurely bubble baths, especially in winter?
Not to mention couples who appreciate certain romantic aspects…
Showers may be ok for “quickie” cleanups, but nobody ever waxed poetic about the sensuous appeal of a bubble shower!

  22. Lovely unit! Deeded garage spot is a huge plus. I can see paying high 200s for this — in fact, this seems much nicer than the pricey condo close to Wrigley (but I’m a fan of vintage rather than new construction). At least the one bathroom is quite nice and has storage. The pantry is set up rather oddly, but it could be made more useful.

  23. I like this one a lot and the price doesn’t seem out of line at all considering the amenities/location. However, we could never live here because my wife would never live somewhere without a bathtub (I suppose that could be added, though),

  24. Bathing Beauty – you captured my wife’s sentiments precisely. She loves long, leisurly baths. So does my 9-year old, of course, but my 12-year old graduated to showers years ago.

Even when the kids are grown up, my wife will not live without her bathtub.

  25. As for the one bath – it’s definitely an issue. Before we had kids, my wife and I had a 1 BR/1BA unit and it was fine, but it is a pain that guests have to use one’s personal bathroom. I don’t suppose we’d ever want to live again without at least an extra half bath.

But if you want vintage in this neighborhood, there are sacrifices to make. And in this case, you get a lot of things most vintage units in the area don’t offer, like a garage and central AC. You’ve got to decide which trade-offs you can stand, or, if you can’t stand making any, buy a 2/2 in a generic cinder-block 1990s condo building down the street.

  26. Lots of single people and couples use tubs. Or at least want the option of taking a bath in a place they are BUYING.

  27. You can always take a shower in a tub. You can’t take a bath in a shower stall. So it makes no sense to remove a tub from a place with only one bath.

  28. So be sure to add bathtub criteria stuff to the wiki, thx
