5 Months Later, 2-Bedroom With Parking Still Available in Ukrainian Village: 1111 N. Winchester

We last chattered about this top floor 2-bedroom at 1111 N. Winchester in the Ukrainian Village neighborhood of West Town in March 2012.

Most of the discussion centered around possibly building a rooftop deck as this unit has private access to the roof.

The listing includes two pictures which depict what the deck would look like if you were to build it.

Others of you thought that the price of $287,000 was holding it back and that it needed to be priced closer to $270,000.

Since March it has been reduced to $279,999.

If you recall, this was a 2007 conversion.

The unit has a new kitchen with dark cabinets, granite counter tops and stainless steel appliances.

The unit has 3 exposures.

It has central air and parking but no washer/dryer in the unit. However, there is a private laundry room/storage area in the basement with the unit’s own washer/dryer.

The unit is just minutes away from the shops and restaurants on hopping Division Street.

The property already has a large back deck.

Is the possibility of a rooftop deck just a distraction to buyers?

Would this property sell faster if the pictures of the deck were removed?

  2. Well said, Chuk. Those bedrooms don’t seem workable. I don’t think the rooftop deck mock-ups are what’s causing trouble. It’s a steep price for a teeny-tiny space, nice finishes aside.

  3. I wonder how much of that wall b/t the LR and the adjoining bedroom you could remove. Not all of it, as the elec box is right next to the door to the deck.

    Looks like existing roof access is via an attached ladder–and where’s the code required second access point in the rendering?

  4. I’ve been in that building. Decent finishes, but they tried to cram in too many units. Should really have been a three or four unit building, not six — that two-bedroom is crammed into the back half of the top floor.

    Also, beyond the 7′ bedrooms and the 3′ deep porch (wtf?), less than a 10×10 kitchen area is a no go, outside the realm of the rental.

  7. I love how sellers in EVERY north side neighborhood think they can get Lincoln Park prices for a place in a far less desirable location. Hell, for some reason hipsters will actually pay MORE to live in Bucktown or Wicker Park than LP. Makes no sense.

  10. As mentioned above, I think the 7′ bedrooms and the fact that it is a rear unit is hurting this condo far more than the lack of the portrayed rooftop deck.

    However, the price seems to reflect that the deck does exist. Just because it possibly could exist does not mean I will pay more. Simply, I’ll pay for it if it is there, if not, I am not paying for it and the price needs to be lower as is the case here.

  12. The one bath is holding this back at this price point. You can get 2 bed / 2 bath with deck and parking (but not top floor) in a newish condo building in this area for $280-$290.

  13. I saw this place a few weeks ago. Totally overpriced. I think $240K, give or take, is more reasonable if you really like the location. Personally, since the rooms are so small, I wouldn’t pay more than $220K for it.

  14. This place sold in February for $264,000. This seems crazy to me for a 2/1, but more evidence that the market is picking up.

    Also, there were a couple 1/1 places that sold north of $200k in the neighborhood, like:

  15. My good buddy of mine rents a vintage 2/1 (in need of work) a bit further south and west; and I was shocked to hear that rent was $1,600 a month.

    This 2/1 with 10% down, including taxes, is around $1,600 a month. (not including assessments of course) but this is much nicer place in a superior location.

    The market has definitely improved in some neighborhoods, but, then again, this is a ‘hot’ neighborhood, and rents have increased across the board, making the decision to buy all that much easier (and only if there was inventory to buy!)

    I’m even shocked at the price 2/2s are selling for WEST of western.

    Even this I find shocking. Congrats on the sellers for getting more than the ’04 price. I bet they were sweating bullets given crib in the bedroom.
