This vintage 4-bedroom at 5658 S. Blackstone in Hyde Park recently came on the market.

It last sold just 5 months ago, in April 2012, in an estate sale.

Built in 1920, the building has 20 units and many features of pre-war apartments including a formal dining room and large bedroom sizes.

This unit still has some vintage features such as crown molding, built-ins and french doors.

But it has been rehabbed to modern tastes since the April sale.

The kitchen now has white cabinets, stainless steel appliances, granite counter tops and a big kitchen island.

The bathrooms have been redone with marble and porcelain finishes.

It has central air and in-unit laundry, with its own actual laundry room.

The listing says parking is by “lottery” so there is no deeded parking with the unit.

The unit sold in April for just $190,000 and is now listed after the rehabĀ at $469,000.

Before you get in a tizzy about the price, another third floor unit in the building that was also updated sold in June 2012 for $415,000.

  3. Lovely unit! Classy and classic finishes. This is a great location in HP, too. Close to the Med, a park, and just the right distance from the University. I think it will go quickly. Hyde Parkers do want parking, but it’s not impossible to park on the street, esp. if you work at the university and just use your car occasionally.

    You can find these in Uptown and even in Lakeview (only not quite as large in Lakeview.)

    There was a big 2000 square foot 2/2 with w/d, c/a and parking for $389,000 in the Commodore a few years ago with pocket doors and a huge living room. No one wanted it (it needed a completely new kitchen.) I don’t know what they did with it (it never sold.) Maybe rented it out. Assessments killed it too. Something like $825 a month (it’s a doorman building.) Still- I dream about it. It had all the original woodwork and moldings.

  6. You can tell they’re an amateur flipper by their unwillingness to hold it even two years for tax minimization. No way this sells for near ask.

  8. The assessments are crazy high, but that’s pretty standard for HP. I should add that this is really convenient for commuters, too — the Metra stop is less than two blocks away. If I were going to move to HP, I’d move to this area.

    Ray School is not too bad and just a few blocks away, but the high school choices are abysmal. Coughing up for Lab is the way to go, if you can afford it.

A bit of history on this unit; it was once owned/inhabited by Senator Paul Douglas (who created the Indiana Dunes National Lakeshore – they had a summer house there) and then by a family closely affiliated with him (named kid after him) – they were here from at least the late 60’s. It really didn’t need quite the drastic work they did (I was in it) – however there was basically no kitchen to speak of, just the couple of appliances, however, a big pool for buyers here need to move in quick for the academic year and the AC will help. I think knocking out the original main bath will hurt the sale a bit, it was nicer than the new one by far. There is one parking space for the building (no alley here) however parking is easy after 5:30 when the university staff leave and the commuters who take the available spaces by day come back by train and clear out. The biggest disadvantages are a delivery driveway across the street, the somewhat messy stair hall and the church next door, which will be a big headache when it’s renovated or pulled down, at sometime in the distant tomorrow. The recent sale was the unit next door – they couldn’t move it as “by owner” and realized once this sold they had to get a realtor. This one is bigger and surprisingly bright.
