  1. Original appliances in the kitchen, I see. But what can one expect for this price in this area? With a little investment, this could look a lot better, and the terrace is certainly something you don’t see too often. Still, I’m not sure investing money in this unit would ultimately make it a good investment unless the economy starts to boom again. Also, this is just me, but I’d trade the terrace for a view.

  2. Good news is you have a private terrace. Bad news is your only view is of your terrace and nothing beyond. Ultimately this unit is too small and too old to justify the price per sq./ft. And how about that Murphy bed?

  3. The only thing this place has going for it is the patio, which I love. The price seems awfully high once you factor in parking.

  7. I’ve heard from a previous owner in the building that this unit abuts a parking garage. 3-4yrs ago, the garage was supposed to be torn down, and a highrise built in its place. From what I remember, the highrise was supposed to have parking (aka a brick wall) for the first 6 stories. Obviously, it didn’t happen but I wonder if the plans will pick back up where it was left off. Then the owners of this unit would be stuck with a patio with absolutely no sunlight.

  9. I really want to love this place, I just don’t. 700sf is as small a one bed as you can get in Chicago. I almost wonder if they’d be better off tearing down the bedroom wall and converting it to a studio. Even then I think I’d prefer a juliet balcony with a view over this terrace.

I work right across the street from this building, and I have to give compliments to Sabrina on the photo, because up close, this uninspiring building looks like a brick prison that belongs in Soviet Russia. Even when I work those tough late nights and look out of our building into this building, I think to myself, “at least I don’t live there.”

    Despite the ugly facade, the building does have some great amenities, especially if you’re a tennis player, and the assessments are reasonable given what they include. I would still never buy there though. The 7/11 next door is quite the hot spot for the Sec8 riff raff.

  12. Just uninspiring. If I were in the market for a place closer to downtown – which I’m not at present, but might be in future – I would be willing to accept the small size and generic shoebox feel. But I would not accept the dated kitchen and bathroom at this price point. Surely anyone looking for a home in this area would feel the same?

    It’s interesting then because 600 N. Fairbanks is basically right across the street as well. So it’s right down the street from the “Sec8 riff raff” too. Why are people willing to pay so much to live there if the neighborhood isn’t so great?

    Plenty of other expensive buildings nearby as well. Seems to me like a lot of rich people are plenty happy to live in this very location.
