  1. Very dull and uninspiring unit in a good location. 10×10 bedrooms might as well be walk in closets, Also Sabrina I think you may need to re-upload your image, looks like it got truncated.

  2. Those pics are pretty bad. Half aren’t even of the unit. Why bother taking pics at all if they’re only going to be of clark street and the lobby? These brokers are getting lazy. Why not even a pic of the kitchen to give potential buyers at least an idea of what they can work with?

  6. I looked at a unit here a year or so ago, and really liked it for it’s ’60s, Mad Men vibe. The unit I saw was of course updated a bit and nicely furnished to give you a sense of how to live in the space. These have an atrium in the corner of each unit that’s vaulted to the 2nd level. 2 of the 3 bedrooms open onto it via one wall, which bring in lots of light and makes the space feel unique. That said, it was relatively cramped. Great for a couple who might have overnight guests and need an office perhaps; not great for kids. And – no dogs was a deal-breaker for us. But again, for the right buyer looking for a non-standard ’00 decade build, this is worth considering if you have the funds to do some renovation over time.

  7. Assuming it needs a full rehab (new kitchen/baths, refinish floors, paint the whole place and update some light fixtures): if it’s a Clark-facing unit, $275k(ish); if it’s an alley-facing unit, $325k(ish). What did that alley-facing unit close for last year…$385k (likely the one Brian saw)?

    I’m surprised the broker didn’t also add that Riccardo Trattoria is about to open a wood-fired pizza/wine joint across the street (former Clark Bar space), as long as the Oven Grinder is getting hyped.

  8. I looked carefully, as I was initially confused. I think only one picture is of the building entrance/lobby. The rest of those are of the unit, the first floor of which looks like it should be a lobby!!

  11. Wow! You folks are tough! I’ve lived at the Greenhouse for over 30 years. It’s a great building in a great location. The kitchen and bathrooms in this unit are original and a buyer would probably want to update them. That’s why the price is so low. Pictures show empty rooms because it’s an estate sale. All the furnishing have been given away or sold and the place has been cleaned, painted and put in “blank canvas” condition.

  12. The lobby is functional — not unpleasant, but not much else. But the units, especially the 3-bedrooms, are very cool spaces. The smaller BR is best for a child, office or guestroom, but the others are fine. Great light throughout. Commenter above got it right: Perfect for a professional couple with one small kid; the middle BR ideal for a combo office/guest room. Transport downtown is good as it gets; on a quiet part of Clark Street (one bus to Wrigley!), no prob grabbing a taxi at any hour. No dogs is a downside — unless you have no dogs. Low price, I suspect, reflects motivated seller (and maybe dated kitchen/baths), not the unit and certainly not the location. A steal at that price.

    “The happy ending, as Tony and Stephanie sit on the window ledge and smile, evokes a hopeful future without finding closure on the problems of the immediate past. Tony, who has not gone to college and doesn’t share Stephanie’s typing skills, may indeed be able to get a job in Manhattan, but it’s likely his new job won’t be as interesting as the hardware clerking he’s leaving behind.”

    Clearly more of an oven grinder than trattoria place.

    Speaking of wood-fired, Reno in logan sq is opening up tomorrow. Montreal bagels! Stumptown coffee! What more could you want?

  21. I viewed the property and I was really interested in buying it until I saw the parking spot. It is an outdoor spot that is very narrow and in an awkward location. It is a total disaster even if you have a smart car. It is so terrible, you can only use it for a motorcycle or a bicycle. The terrible spot is made worse with the entry door swings into the spot.

    BE SURE TO VIEW THE PARKING SPOT BEFORE YOU CONSIDER THE PROPERTY.
