Market Conditions: Chicago Sales Soar 53.1% in October YOY

We’ve already been chattering about the October sales data for awhile thanks to Gary’s posts in the comments about how great the numbers are.

October 2011 saw a 7.9% increase over 2010’s dismal numbers. 2012 saw a 53.1% jump along with a median price increase (but we know that the median can be skewed by the type of sales.)

From the Illinois Association of Realtors:

The city of Chicago saw a 53.1 percent year-over-year home sales increase in October 2012 with 2,009 sales, up from 1,312 in October 2011. The condo market in the city of Chicago showed a sales increase of 55.8 percent, going from 781 units sold in October 2011 to 1,217 sales in October 2012. The median price of a home in the city of Chicago in October 2012 was $175,000, up 8.0 percent compared to October 2011 when it was $162,000.

That is the highest October sales number since 2006.

“There’s a great deal of end-of-the-year excitement,” said REALTOR® Zeke Morris, president of the Chicago Association of REALTORS® and Operating Principal and Managing Broker, Keller Williams Realty, CCG. “Typically our numbers are down in the fourth quarter, but we’re starting strong this year which is a good indicator that we’re beginning to catch up to other markets in Illinois. REALTORS® are working and gearing up to do more business.

“Although we’ve seen about an 8 percent drop in median condo prices, we’re making up for it in the number of unit sales and trending in the right direction,” he said.

“The modest recovery of employment conditions and stronger consumer confidence, along with low mortgage rates are responsible for the solid gain in housing demand,”said Geoffrey J.D. Hewings, director of the Regional Economics Applications Laboratory at the University of Illinois. “Based on historical data dating back to 2003, year-over-year forecasts for median prices and sales are both encouraging.”

Was October 2012 the month we can say that Chicago’s housing market truly returned to “normal”?

By the way- I’m surprised at how subdued the IAR is about this data. It’s the best we’ve seen in 5 years.

    Anything that is halfway decent and priced reasonably sells quickly. Market times have plummeted along with inventory. Just about everything decent is getting multiple offers – especially the investment properties. It’s not unusual for a good investment property to go in one week with 4 offers. So all that’s left is crap. It’s like when you get to the grocery store at 8 PM on a Saturday all that’s left in the strawberry bin is a half full package and a moldy package.

  24. What is selling?

    I agree with Gary. Anything that is decent sells pretty quickly. I don’t know about multiple offers though. I’ve only heard of this on some remodeled houses in the neighborhoods with no inventory (like Lincoln Square.) I’ve also heard about it in the $500k to $650k price range in Lincoln Park. New construction is also selling very, very fast even in crappy locations. People want “new” and will buy it no matter where it’s located.

    Investors are still very active. They’re buying a lot of properties- and sometimes don’t care what the interior looks like (even in multi-unit properties.) I’ve heard stories of a LOT of newbie landlords. It makes me nervous for the market.

    I keep wondering if we’re going to see a lot of properties listed in the spring to take advantage of these market conditions OR are too many homeowners still just too far underwater to list? We’ll see.

    Brando- that is a HUGE price range. Very different buyers in that range. What neighborhoods are they looking in?

    Remember- this is the “off-season.” The inventory is ALWAYS lower this time of year (but this year is especially bad.) I’m telling all the buyers I know to just wait until the spring.

With The 60614 having given Obama more than any other zip in the 08 race, its demographics (college, professional population, etc.), and my inclination to live here, I had always assumed that LP was an exclusively liberal area. But I’ve met numerous Republicans here, at the playground, within my own development, etc. If anything, I’d call LP, and the northside in general, mostly moderate Democrat, and with a larger minority of Republicans than progressive liberal types.

    Normally inventory goes down at this time of the year but demand goes down even more so months of supply goes up. For October it was around 4 – 5 months, which is the lowest it’s been in like 5 years.

    The first sentence could have been made about several areas with decent elementary schools. However, none in the city is likely as cheap as Logan Square. Bosch could also have chosen to live in Oak Park without his kids thinking about anybody’s color. Evanston, too. Those places are cheap and pleasant enough, with good schools. Obviously, other factors were involved in his decision to buy in Logan Square, possibly even stupid ones, but we’ll never know what they were. He was undoubtedly selectively quoted.

    Like all professionals, liberal or otherwise, he’ll figure the school thing out and do fine maximizing personal utility.

There’s only a handful of places left on the northside that meet those qualifications. search for only single family homes under contract in the GZ and tehre aren’t many, and they’re all far higher than the average and/or median chicago area home price; and the closer you get to downtown, the more expensive it becomes.

    Anything that is halfway decent and priced reasonably sells quickly. Market times have plummeted along with inventory. Just about everything decent is getting multiple offers – especially the investment properties. It’s not unusual for a good investment property to go in one week with 4 offers. So all that’s left is crap. It’s like when you get to the grocery store at 8 PM on a Saturday all that’s left in the strawberry bin is a half full package and a moldy package.

    Gary, I’ve seen this in my non-GZ city neighborhood all year. An old bungalow in decent condition, but in need of updating is put on the market, within 2 weeks it’s pending. The homes are either estate sales or retiring empty nesters. New buyers all young families with kids.

  70. I have the November sales data that the IAR is going to report in 2 weeks along with some other November metrics: http://www.chicagonow.com/getting-real/2012/12/chicago-november-home-sales-increase-over-last-year/

    Not anywhere near as good as October but still up 26.6% – nothing to sneeze at. That’s 17 straight months of sales increases and 19 straight months of contract activity increases. We can at least expect several more months of year over year gains.

    I’m not surprised by the low level of inventories. We’ve been seeing that for a couple of months. It’s pathetic!

    But you seem to dismiss the number of distress sales (at 39.9% in November) as being not that big of a deal. Sure, it’s down from earlier in the year when it was over 40%- but that is still way higher than it should be in any kind of “normal” market.

    I also think that there IS a big shadow inventory out there (you can see it just when looking at Zillow’s foreclosure info)- but the banks are being really smart about how they roll it out. Heck, I just saw a house come on the market in Irving Park that was taken back by the bank in July 2010. So the bank simply let it sit there, empty, for about 2 1/2 years before finally listing it. There are thousands of properties still to come just like that one.

    It’s similar to where it has been the previous 2 years.

    Yeah, I found some data on shadow inventories that I want to share but I need to understand it first. As long as they’re not dumping it all on the market at the same time I’m not sure it’s a problem. We could actually use a bit more of that inventory on the market right now.
