Vintage Lovers Can Have It All In A New York Style 2-Bedroom With Lake And City Views: 4300 N. Marine Dr In Buena Park

This vintage 2-bedroom in 4300 N. Marine Drive in the Buena Park neighborhood of Uptown recently came on the market.

At 2160 square feet, it’s like having a home in the sky.

The listing says it has lake, harbor and city views.

Built in 1930, there are only 2-units on this floor and the listing says there are new windows.

It has high ceilings, crown moldings and other millwork.

The kitchen has white cabinets, granite counter tops and custom Viking and Thermador appliances.

There are 2 ensuite marble baths.

Unlike some vintage units, this one has modern amenities including central air and an in-unit washer/dryer. There is also rental parking available in the building for $100 to $200 a month.

It is listed $31,000 under the 2006 purchase price at $499,000 but that also still makes it the most expensive unit currently on the market in the building.

There are some non-renovated units on the market for much cheaper, including Unit #304, which has a similar floor plan and views, except on a lower floor, and is listed at $229,900.

See pictures of that unit here.

Buyers love “new” however, and most don’t want to take on any renovation projects.

Can this buyer command the higher price for the already renovated property?

Daniel Otto at Conlon has the listing. See the pictures here.

  1. This is a classy unit. Move it 3 block and 1″ south and it’s a $499,000 unit but in uptown that’s a stretch. YES this is uptown. I sometimes miss living in the city but never do I miss Uptown.

  2. It’s only Uptown if you refuse to acknowledge the existence of Buena Park. Beautiful unit. I am trying to figure out what the agent means by “New York style” in this listing.

  3. This is a wonderful unit in a great building with many good amenities. I even like Buena Park, especially the part right on Lake Shore, as this is. I really see the neighborhood as more of a northern extension of Lakeview than a southern extension of Uptown. Broadway is a bit scummy around here, but it’s pretty easy to walk a few blocks south to where it’s nice. And you’ve got the park and lake right across the street. If I were ready to move back to the city (and our children were out of the house, which they’re not), I’m sure this is a unit my wife and I would consider.

The only thing that would hold me back is price. I feel like this is a bit much to ask, though the unit is large. I’ve seen units a mile south in the heart of Lakeview asking similar prices, and I think someone should get a discount for buying north of Irving. I could see this unit priced more realistically at $399,000 rather than $499,000, and I suspect that’s the direction it’s going to go.

Also, it’s a bit of a misnomer to say only “two units per floor,” isn’t it? I assume they mean two units per elevator landing? Or maybe the units are a lot bigger than I think. It’s a very large building to only have two actual units on each floor, but perhaps someone who’s been inside could enlighten me.

  5. mh, a lot of condo’s/co-ops in NYC look similar to this in design/architecture. A kind of stately vintage elegance. They are affectionately known as “pre-war” in NYC. Basically midrise vintage building with high ceilings and vintage detailing versus the post war modern mid/high rises.

  6. This unit is fabulous. I cannot comment on the location as I’m totally unfamiliar with it but this unit would be 1.8MM here.

  7. This one is smaller and a s-s, but seems to make a tough comp at $100 psf:

Especially when 1102 is available to (at $169k), for possible future combination.

  8. This is a gorgeous unit and being 11 floors higher and over the trees definitely gives it greater appeal over unit 304. However $499k is a lot to ask for this place. How many units DROPPED in price $35k between 2004 and 2006? Given it’s decline when most everything else was going up, my guess is that it will decline more than $31k when everything else has been dropping significantly.

It just stinks to have bought in 2006, even if it was for less than a 2004 price. Many of us are learning our lesson….I don’t think this seller has fully learned it yet.

  10. “I am trying to figure out what the agent means by “New York style” in this listing.”

Like the NY buildings in Family Affair, Odd Couple, Mad About You…

How much more, or less, per sf would it cost to build out this type of interior versus the karen baizar stuff?

  11. Beautiful. The biggest problem I see, and I say this as an Uptown fan, is the walk to the nearest El (Wilson). That particular walk is not for the faint of heart, unfortunately. What a bummer Ald Shiller hath wrought.

  12. Its about equal distance to the Sheridan red line stop too, but those commuting from here to the loop woudl likely take an LSD express bus, the 135 or 136 gets you down town almost faster than the el does for those folks living on LSD

  13. I especially like guest bedrooms with ensuite baths. This guest room is huge, just add a TV and you can make a date to meet your guests at the bar down by Montrose beach! Sounds great for summer visitors.

  14. It’s a pretty unit, but not nearly so pretty as those in other, better located buildings such as 3300 N Lake Shore or a number of other buildings further south. Additionally, this unit needs a lot of serious work on the kitchen and baths.

Still, a very attractive and roomy old apartment in a location that is not horrible. I don’t think of this area as “Uptown”, though it’s not as prime as Lakeview.

I would think $350K for this place, given the extensive rehab it needs.

  15. Laura, when you say extensive rehab and serious work in the kitchen and baths are you sure you are talking about #1404.

Even if you are talking of #304, I love the vintage baths….actually much more than the ones in #1404. They just need a little love, no need to gut them in my mind…..

  16. Yeah – I think Laura must be referring to another unit. I don’t see the need for extensive rehab to 1404, unless you really dislike the style.

It seems to me that this unit is on the NE side of the building, which means unobstructed views over the park to both the east and the north. Yet another plus.

  17. My mistake – it’s on the SE side. No windows on the N side.

  18. This is a beautiful apartment – very sophisticated with fabulous space. I’d live there in a heartbeat if it weren’t so far north. Not enough to walk to nearby.

  19. Prefer the vintage baths & kitchen of #304. The high assessments however, make discussion of the price–a little lower, a little higher–almost irrelevant.

  20. I just “Google-walked” from 4300 N. Broadway to 4100 N. Broadway – I hadn’t been on that stretch in years and wanted to see if it had changed. Unfortunately, no. As dull as ever. Not a single interesting shop or restaurant that I could see.

  22. this building always reminds me of a nursing home. The entrance with the over sized columns. If you can get past the old lady lobby its not a bad place. look at the past sale of this unit someone is loosing money here, and it looks like the past owner put alot of money into the place….. I wish those townhouses on marine drive next door go on the market.

  23. Rob,

I looked at one of those townhouses when they were first built and had an open house. Not too impressive. Very 80s in every way.

  24. I’m not talking about those town homes on junior. I’m talking about the one next door to imperial towers.
