The listing says it’s located on one of the neighborhood’s signature “K” streets.

Built in 1949, the house is on an oversized irregular lot measuring 109×128.9×73.2×124 and has a rare attached 2.5 car garage.

It has several bay windows and 2 fireplaces.

There’s a first floor family room and 2 wet bars.

There’s also a recreation room in the basement.

Since July, the house has been reduced $70,000 to $829,000.

  1. Been eyeing this one for awhile – its a great looking property as far as location, curb appeal, size but its priced too expensive. It probably needs $100K of rehab then it would be worth in the low 8’s

    ON topic: Looks like a lot of potential, but the dated decor is really detracting. Kitchen needs to be gutted, and re-laid-out; no bath pix = 3 baths to gut. I’d be really tempted to tearout the breezeway.

  3. Gotta these old homes on the NW Side. Imagine how kick ass lakeview or roscos would be if it were filled with homes like this (albeit on smaller lots) instead of the overbuilt frame workers cottages, or, mcmansions there now.

  5. Nice, and I agree that the stone garage is nice (and the place would look great with a dark wood front door and garage door), but can a place be “stately” yet still have a garage door fronting the street?

  7. Unless you *need* to live in the city I can’t see spending this much on this place when that money will get you WAY more in a nearby burb. Your basically in the burbs anyway, right?

    Well, the thing is, it’s not really located in what one would consider to be Logan Square proper. The defining feature of Logan Square is the boulevard. So one would really prefer, nay require, a residence to be within a block or two of the boulevard.

    And I’d much rather see homes of this caliber construction around the northside rather than the monstrosity luxury boxes they build today in lakeview and call them ‘homes’ that sell for a million dollars. The polish contractor architecture of the 2000’s is a time period that will be easily forgotten in the annals of time. Homes like this however will stand the test of time.

  14. As a young professional DINK (yet) who recentlyove just across the Edens from this place to Edgebrook, i can tell you why we chose the city. The schools in Edgebrook and Sagaunash are excellent (both piblic and reasonably priced Catholic). The property taxes are lower than the suburbs. The houses are for the most part cheaper than the nice inner ring suburbs. And, you can hop in a cab to/from downtown or the closer in neighborhoods for realitively cheap (<$20) without any problems.

    Not this again. I’m sure Sauganash is nice. It feels and lives like a suburb. The only “city” thing about Saug is the address. People live in places for all sorts of reasons. I personally would not pay that much to live in Sauganash in that kind of house.

  16. Beautiful home. It reminds me of the older homes in Wilmette and Winnetka. I imagine a similarly sized house would be a lot more in either of those suburbs though. However, if you could get the same sized home of the same quality in Wilmette, I would pick Wilmette instead.

    I think it’s terrfic. I used to live on Kimball near Wrightwood and always felt Bernard was one of my favorite streets in the neighborhood. You’re not too far to walk to all the stuff on the Boulevard (in particular, brunch at Lula), but you’re on a quiet, neighborly street with lots of other lovely single family homes.

    Do Park Ridgers *really* walk a mile to the Blue Line? It’s about .25 further to the Edison Park Metra–if you’re walking to the train, it’s probably that one, right?

  20. Anon, the devil is in the details. Right now, you can go to 50% with automated approvals through fannie/freddie/fha. Where you run into an issue setting up DTI limits is that sometimes borrower’s may have artificially high DTIs based on technical underwriting criteria, not reality. So while all this sounds good in theory, there are many circumstances where perfectly qualifed borrowers would have higher DTIs and you need flexibility to apply some common sense. In my experience, many well off borrowers are often surprised they don’t fit the “plain vanilla” mold and would be hurt by many restrictions.

    Like most of these liberal policies, it is closing the barn door after the fact. Lenders generally have curtailed much of the riskiest stuff already, so creating these rules really doesn’t do anything other than potentially creating more headaches for lenders and borrowers. Essentially, 99% of the population is going to be inconvenienced trying to protect the 1% of the idiots from themselves.

    I am usually the Big NWside cheerleader but even i cant see myself dropping 800k with all the cosmetic and bathroom/kitch work to be done. say 150k in work done now your talking a a 1mil home and for saug that price is high unless the finishes and size are over the top.

  27. 2400 Bernard is a block from Viking Ski shop. As long as they are there you are set. The owner is like the neighborhood watch captain and has been actively chasing gang bangers and thugs away for years. They often have off duty Chicago cops around on the busy weekends during the winter.

    I have been a good customer for years and watched the polish and mexican contractors flip the homes on Bernard since the mid nineties. Not my shangri-la but very nice pocket.

  28. BTW The target market for this home is someone that has around $160K in cash and can qualify for a 640K mortgage. Oh and they have to like the vintage look.

    Could be a great home for the right family. Saug is a nice area and has excellent commute times to the loop. Those of you that love Old Irving Park should pay attention. If using public transportation it is still excellent to the loop. For the people that are driving it is not much longer of a commute than OIP and the hood is better and likely a bit safer!

    That area is a lot different than it used to be. Imperial gangsters ran that corner, i caught a couple beating from them in the Duks (gone now) parking lot. I used to Play ball friday nights at ICU (across from Duks).

    that rif raff is still in that area dont know if they got pushed south and west cause the yuppies planted around there but they are still causing trouble, how much of it i dont know.

    Didn’t you just go on vacation? How’s a biglaw assoc taking two vacations almost back to back?

    Make sure to stop by the square for a bagel (reno) and/or crepe (boulangerie). And mustache or gaslight for some coffee and local flavor. Also maybe city lit bookstore and play toystore if you have kid in tow.

  34. Great curb appeal, but agree that there’s way too much renovation required to command a price tag over $800K. Kitchen + 3 bathrooms + the godawful porch thing… plus painting, flooring, lighting throughout.
