6 Months Later This 4-Bedroom Colonial Revival Is Back Listed For $40K More: 6270 N. Louise In Edgebrook

We last chattered about this 4-bedroom Colonial Revival at 6270 N. Louise in Historic Old Edgebrook in June 2012.

At the time, it was listed at $719,000 and sold in September 2012 at $685,000.

Just 6 months later, the house has come back on the market $40,000 higher.

It doesn’t appear that anything was done to the house in the interim, except possibly some new kitchen appliances.

If you recall, it was built in 1924, it has many of its original details including a wood burning fireplace, french doors and crown molding.

The house still has the original butler pantry with built-ins.

The kitchen has granite counter tops and stainless steel appliances.

Constructed on a non-standard Chicago lot measuring 100x100x127x75, it has central air and a 1-car garage.

Three of the 4 bedrooms are on the second floor with the fourth on the third floor. There is also a main floor family room and an unfinished basement.

Will the house get the premium over just 6 months ago in this hot, low inventory market?

  1. Regardless of the “hot” market, I think any buyer would be stupid to give this seller a premium for painting a few rooms and replacing appliances.

    If this sells for over the sale price from two months ago I’m not sure the bubble is back, but we sure do have one crazy market!!

  2. Or four months ago…..Redfin had a November sale.

    Either way, I still like the house a lot. Just not for a dollar over $685k and if it weren’t for the low inventory I’d say $675k would be a good sale price.

  3. Great home. If it had a slightly larger lot and a larger garage (maybe fancier kitchen) it would belong on the north shore, not old edgebrook. I likey this house.

    Redfin isn’t god. I always use the official Cook County data, if it’s there. And the county is saying it sold in September- NOT November. The deed could have been recorded in November (hence the Redfin data.)

  6. I love this house. I’d much rather live here than in Park Ridge. The school is better here than Park Ridge as well. Edgebrook school has 96% of it’s students meeting and exceeding state tests with 61% exceeding. Park Ridge elementaries have 95% of students meeting and exceeding state tests with 44% exceeding. Taxes will be lower as an added bonus.

  7. Beautiful house, but not worth $40k more than a few months ago. The price increase makes me think the owners are greedy jerks, like the ones often featured on “My First Sale.”

    First of all, the $40K increase is for the ask. While I’m sure they’d love to get the ask, and maybe they will or more if the market is hot enough, the prior close is only 5.5 percent under the current ask.

    The ‘official’ data sez deed dated 9/28, recorded 11/2. It doesn’t tell us anything about when the deed was ‘delivered’ (ie, when the sale closed), but it’s safe to assume it was not earlier than 9/28, nor later than 11/2. Split the difference and call it an ‘October closing’.

  11. Sabrina, I agree Redfin is far from God. I only stated that for the nit-pickets around who would tell me that Sept. to Feb. isn’t two months. 🙂

  12. i love this house but come on, we can stay in the city (I don’t consider this city, sorry) for this price. We (and others I imagine) would move out to save $$.

  13. Old Edgebrook is nice but I don’t think it’s a great area for families with kids. The rest of teh neighborhood is a walk across devon or central – busy streets- and in my summer bike travels I rarely saw children. I think it’s more of an older, established neighborhood, with fewer families. It’s just a small little enclave. Contrast that with the streets of wildwood or edgebrook are teeming with kids playing in the front yards, in the parks and in the alleys. Lots of kids everywhere. I”d probably take park ridge over this house at least at this point in my life.

    I’d go Park Ridge at this price too. I agree with the comments of Old Edgebrook and Wildwood. Nice place though.

  16. Roots reach far, you would be surprised. Most city codes allow you to tear down any tree within 10 feet of the house. My former tree messed up a storm drain pipe. Pita. There were no pipes there either, supposedly.
