Is Buena Park Feeling the Impact of the Hot Housing Market? A 3-Bedroom at 657 W. Buena

This 3-bedroom vintage unit at 657 W. Buena in the Buena Park neighborhood of Uptown recently came on the market.

The building was built in 1919 and is just one block from the lake.

The unit has some of its vintage features including crown molding and hardwood floors throughout.

It was last listed in 2008 and the old listing said it was being sold “as-is” and that buyers should bring their contractor.

Today, the listing says the unit has been completely renovated.

The kitchen now has stainless steel appliances and granite counter tops.

There are also granite counter tops with a double sink vanity in the master bathroom.

The listing says the washer/dryer and central air were installed in 2010.

There’s no parking but the listing says the seller will pay for 1-year garage parking one block away (which normally rents for $225 a month.)

The unit has come on the market $89,000 higher than the 2008 purchase price at $399,000.

This property fits all the categories we chatter about. It’s a 3-bedroom and completely move-in ready.

Is Buena Park as hot as the neighborhoods directly to its south?

Stacey Grossman at Coldwell Banker has the listing. See the pictures here.

  1. Nice unit with good finishes. Given the current exuberance in the market place I suspect that this closes before end of summer for $375K+.

  2. I have a friend that lives in one of these, they really are great units with exception to the housing across the street, its like living across the street from something you’d find in Mexico City, kids everywhere people standing on the sidewalks all day, loud muffler’d cars, and polka music blasting… its kind of a WTF block if you’ve ever been here on a summer night before

I actually like this except for the loud muffler’d cars. I know I am in the minority here, but as long as a crowd in not threatening to me, I enjoy seeing people around. I actually feel sad in absence of people.
When I take the elevator, I always love the little ding sound it makes, then the doors open and you don’t know who is going to get in, an older lady with pink lipstick, someone with their fluffy dog, a little cute kid, two young love birds,..?

  6. This place may be close to the lake, but if I can’t take the train home at night and feel safe on the walk to the station to my front door, it’s a no-go. They may be trying to clean things up in that neighborhood, but the area north of Sheridan and south of Lawrence on the red line is still a no-go for most yuppies. It’s a shame because once you’re there, it looks like a nice condo. But I would never walk there from the L late at night. It’s a bus-trip or car only, it may as well not be CTA accessible.

  7. My friend lives on this block. She uses the Sheridan stop and has had no problem. There is great bus access on Marine Drive and access to the lake can’t be beat. A nearby top floor unit is showing contingent at $399,500. http://www.redfin.com/IL/Chicago/705-W-Buena-Ave-60613/unit-3W/home/12754296

  8. @Juni … sorry but your comments reveal your ignorance of where Buena Park actually is. If you did a little research you will actually find that this Condo is not close to the Uptown you hear so much of in the news. The Sheridan Red Line stop is actually in LAKEVIEW and plenty of “yuppies” use this stop. Furthermore the walk East down Irving Park and north up Clarendon is as safe as if you turned south on Broadway.

Additionally as Mary posts, the express buses stop right on the corner of Buena and Marine so why would you even walk to the scary train. LOL

  9. This definitely is not the heart of Uptown, but I still feel iffy about the neighborhood. It would bother me to live somewhere where I don’t feel comfortable walking a few blocks away at night. North and west of here it gets bad pretty quickly. Another shooting last night.
