“Modern Renovation” in the Middle of the Gold Coast: 1301 N. Dearborn Parkway

1301 n dearborn

This 2-bedroom in The Whitney at 1301 N. Dearborn Parkway in the Gold Coast just came on the market.

The listing calls it a “modern renovation.”

The kitchen has custom cabinets, quartz counter tops and stainless steel appliances.

The master bath has a floating vanity and large shower.

The corner unit has limestone floors in the foyer and wide plank hardwood floors along with crown molding.

It has all the other features that buyers look for including central air, washer/dryer in the unit and parking is included.

The Whitney was built in 1998.

This unit is listed for $859,500.

Is this the new price point for larger 2-bedroom units with “new” finishes in the Gold Coast?

Duane Shumaker at Prudential Rubloff has the listing. See the pictures here.

  2. fuck man why do wide plank (which i actually really like, but not cherry color) diagonally! BOOO!

Also that carpet in the bedrooms looks awful, like almost commercial office carpet.. double BOO!

Rest looks ‘modern’ enough but still that price for a larger 2 bed is nuts to me

1,) Agree with the wood floors
2.) Carpet photographs bad – I’ll need to see it in person to determine the quality

Price seems justified for the building. Other unit have sold for similar amoounts and the assessments are decent for the square footage although I don’t know what amenties if at all exist in the building. Finally, it’s tough to find a newer building in the area with the layout and amenities in newish construction.

  4. At $480/sf I’ll pass. Kitchen is nice and master bath but it’s downhill from there.
