Get a 2/2 in the South Loop for Under $275,000 With Parking: 1529 S. State

1529 s state

This 2-bedroom at 1529 S. State in the South Loop came on the market in mid-July of 2013.

It’s hard to believe that this building was built in 2001 so it’s now 12 years old. A lot of the high rises in the South Loop are no longer “new.”

This unit is a corner unit a Southeast exposure with some lake views.

It has hardwood floors in the living room and new carpet in the bedrooms.

The kitchen has maple cabinets, stainless steel appliances and granite counter tops.

It has the features buyers look for including central air, washer/dryer in the unit and garage parking which is included.

It was recently reduced $9,000 and is now listed $6,000 under the 2005 purchase price at $270,000.

Is this a good starter condo in this neighborhood?

Dawn Venit at Baird & Warner has the listing. See the pictures here.

  1. Units in this building are always super cheap, I think its because the building is situated by 2 sets of train lines, but I can’t believe nobody has picked this up as a rental yet the south loop is pretty hot for that right now

  2. This seems like it would be a nice starter home for a single person.

  3. I’ve attended a baby shower in that building on the 16th floor and even with an apt full of tipsy women, we could still hear the trains. I think the noise is intensified when the tracks have so many buildings around them. And that area of the South Loop gets a bit shady at times. No thanks. Even as a renter, no thanks.

  6. My point exactly, Anon. I know lots of people in the South Loop and they make it a safe, family friendly neighborhood. But, that doesn’t stop the delinquents from coming to the area to do their dirt. Personally, I think Michigan is a much better street to live on, in “SoLo”.

  8. “since when is 15th and state the 200 east block of 16th pl?”

How do you distinguish what those two spot–3 blocks apart–are like? 16th Place is the E-W street directly south of this building, and Indiana is–if anything–*less* sketch than State.

  9. Nice enough unit, but it definitely has the blahs. I wouldn’t be surprised if some color and staging helped this place move a little faster…
