An Upgraded South Loop 2/2 Priced To Sell Quickly? 1464 S. Michigan

1464 s michigan approved

We haven’t chattered about The Marquee at 1464 S. Michigan in the South Loop in awhile.

The building started closings in 2008 just as the housing bust was beginning.

This 2-bedroom on the 7th floor recently came on the market.

This is one of the east facing corner units with the larger corner terrace.

It has hardwood floors in the main living area and an upgraded kitchen with stainless steel appliances, granite counter tops and a tile backsplash.

The unit has 10 foot ceilings, in-unit washer/dryer, central air and parking is included.

It has come on the market $22,000 under the 2008 purchase price.

Is this priced to sell quickly in a tight South Loop market?

Charles Gullett at Best Chicago Properties has the listing. See the pictures here.

  1. I remember looking at units in this building when it was new. The units felt really cramped. I wouldn’t be surprised if this 2/2 was less than 1,000 square feet. The only thing I liked about this building was the dog run.

  2. It does look cramped, I was wondering if that was due to the choice of paint colors. I like the terrace a lot, but that’s probably my favorite thing about the whole place.

Parking is actually listed separately at 35k, meaning the unit is priced 13k above the 2008 price.

  4. My fiance rented one of these. They are small, cramped and built like apartments – you can hear your neighbors through the wall quite clearly. As for the dog run, it is not regularly cleaned – it is better to walk your dog on Michigan avenue. The kitchen and floors in this unit look nicer than what she had…

  6. Interesting photo of the building in this post. From that angle, it looks a little like the Eddystone on Melrose, though I’m sure it looks much different in person. Does anyone else see the resemblance in this photo?

  7. I was just in this building last month to look at a couple of rentals. The unfriendly doorperson bordered on surly. Every doorframe looked dented in the hot, hot hallways, indicating poor quality construction and poor ventilation. The exercise room was a closet-sized room painted black–a grim prisonlike workout space. This is also close enough to the freight tracks to hear them rumble by all day.

  8. Perhaps it is because this unit is only on the 7th floor but it is depressing to be this close to the lake in a high rise and not have better views. Very nice balcony though, but it doesn’t make up for being a postage stamp sized unit. I think the other unit featured today is a better deal, even if it is so blah and in an older building and not as upgraded.

  9. We looked here back in 2009 or thereabouts and this unit was the model, so the kitchen is upgraded from typical. It is a small place, but not as small as the interior 2/2s. The amenities are certainly underwhelming. That balcony is great, though & the view is quite a bit better than it comes off in the photos. The real problem we saw is the living room is small and VERY oddly shaped, making it hard to arrange furniture in a way that would make any sense. There are a lot better buys in the South Loop right now.
