New York Style 2/2 Lofts are Listing at $675,000 in Bucktown: 1521 N. Milwaukee

This 2-bedroom loft at 1521 N. Milwaukee in Bucktown just came on the market.

If the building looks familiar, it’s because we chattered about the south facing sister unit, Unit #3N, in March 2012.

See our prior chatter here.

Back then, the 1600-square foot loft was listed at $499,000. Many of you thought the price was way too high for that location and it should sell for under $400,000 (but remember, this was in 2012- before the market “recovery.”)

It had luxury kitchen appliances, a private rooftop deck and parking included.

It ended up selling in June 2012 for $450,000.

Now Unit #3E has come on the market. It is also south facing and has a private rooftop deck.

The listing says it has a “gourmet chef’s kitchen” with stainless steel appliances. The bathrooms are marble and onyx.

It has 12-foot ceilings and exposed brick.

The loft has a side-by-side washer/dryer and central air.

Garage parking is included.

By the way, this building is NOT on the El side of Milwaukee so the El does NOT run right behind the building.

This loft has come on the market for $225,000 more than Unit #3N sold for last year, or $675,000.

Has Bucktown become the priciest neighborhood in the city?

  7. I agree that price is too steep for a 2 bedroom, they might be able to get 500 for that – I would still consider that too much.

    There are some strange or “creative” photos in that listing. An outside shot at night, another shot of the six corners with a rainbow from a different building, down low shot of the office without any clutter? Is the owner the listing agent, or a novice?

  10. I agree with Sonies. I liked being able to quickly see the featured houses each day. I could quickly check this site while at work, but now it’s more difficult to find the interesting stories. Sorry Sabrina….

    Agreed. I don’t see any need to have the top blog posts rotate, rather than being all shown at the same time. And if rotate they must, they should rotate more slowly. I read/skim pretty quickly and I am maybe just about done, and wo a chance to actually click, before it rotates on tot he next story.

  12. I agree too. Honestly the first site was the best. Besides the navigation issue, the rendering of the site is terrible (at least on Mac). There is a huge empty space between the advertisement with the lion knock and the bottom orange one. There is too much space between recent comments. Also once one clicks on a command to read them there is huge spacing between comments. I wish we could go back to the old blue version which was superior to all the subsequent ones.

    The first site was old and had NO features (not even twitter or facebook compatible.) You could not view it on a phone.

    The second site was unstable because of some of its features. You also could hardly view it on a phone.

    You all wanted a forum section. Do you have any idea how hard it is to add that function to a blog? So here we are. You have your forum.

    The site is super slow. I’m aware of the problem. I’m trying to figure out what is causing it.

    I can’t add any more features to it (like or whatever) because it really slows down the site and causes malfunctions. That’s when you can’t even get in it.

  23. By the way- inventory is MUCH improved. I’m actually finding some interesting properties to cover again. Thank goodness. If you’re a buyer, it’s getting better. If you had patience, it will pay off this winter.

    Also- just for your information- I ran this site when there were only 10 people reading. I don’t care who shows up here or what the traffic is. I don’t even look at that stuff. I only care that the housing market is interesting TO ME. If I’m bored, then there’s no use running the site.

    I was beginning to think that the low inventory would stick around for awhile- like a year or more. But rising mortgage rates have changed the game.

  25. Sabrina, check out the forum section as a user. I think it’s broken. I can not enter a new topic in General Market Housing Conditions on either Firefox or IE. There is no place to put the title. I think the format buttons are hiding the title box as they are out of alignment.

    I like the forum idea personally. I think it could be highly entertaining.

    In general inventory has not improved at all but perhaps there is more of interest to Sabrina.

  26. Well the like bottom is not crucial so if it slows things further, let’s forget it. As for the mobile issue, I recall being able to see the site pretty well on my iphone a long time back. Regardless, I don’t see the benefit of ruining the website (both in terms of speed and usability) just to accommodate the mobile user.
    I think a Forum is not crucially needed. You could just have an off-topic post of the day where people can post what they want and it won’t distract others who want to stay on topic on featured property threads.

    That’s how it used to be (which was also perfectly readable on a decent mobile browser). Most web sites use rotating content v sparingly, if at all.

    Gary- I don’t see this problem when I’m a user. The title box is just to the left of the format buttons on my computer (but I’m in explorer.) Anyone else who is already registered having this problem?

    I actually thought that might be the case. I still enjoy seeing new properties, even if they aren’t in my wheelhouse. But I can imagine it is a pain finding 2 new properties every day of the week. Bring back the old format, and just do less properties!

    I’ve tried it in Firefox, Chrome, and IE on 2 different machines and can not enter a title. I also uploaded a screen shot of what the problem is under the topic: “Seeing if this works”
