  2. Great outdoor space, two bed. Price is not bad and the assessments and taxes are reasonable. Sounds like a winner. Does it not show well? Looks clean and neat. At least there is parking in the building, even if its not for purchase.

    500 N Lakeshore is asking ~ $4.50+/SF at the low end studio…then very quickly getting to $5-$6/SF as you get bigger units.

    are they going to sell at these prices? (are they already?) seems like $3/SF was high-end rentals just a few months ago now this place is seemingly going to blow that out of the water…

  4. Old Hickory- NO building has ever priced at those levels. It would be a record for Chicago. I think $3.25/SF is the record for that building on Wells. $5 or $6 a square foot? I’ve never seen anything like that before.

    The rental market is slowing. Good luck to them.

    That would put a 1200 square foot 2/2 at $6,000 a month. That’s absurd.

  5. Oh- I would certainly buy this unit at 2700 N. Hampden for a third of the monthly price instead of spending that absurd amount on rent.

  7. alright, well, i’m glad i wasn’t imaging things thinking $3/SF was expensive.

    yet i just can’t imagine that this building is being priced this way if they didn’t think they could do it.

    interesting times…

    seems like even if things go bad for them they’ll average out north of $4/SF.

    time will tell.
