Usually when we’ve chattered about duplex downs, they are newer construction.

This building was built in 1911.

3 of the 4 bedrooms are on the main floor with the fourth and a family room in the lower level.

The kitchen has white cabinets and luxury appliances including a Wolf range and refrigerator.

It has central air, washer/dryer in the unit and 1-car parking is included.

This unit is listed $40,000 more than its 2010 purchase price at just $450,000.

Given the low inventory, will it get the premium?

  2. Ceiling height in the down part of this duplex looks to be super low, wouldn’t work for me and probably a lot of other folks

    People here hate duplex downs that are priced as if all the square footage is equally valuable.

    This one doesn’t seem to be, to me–seems like a reasonably priced 3/1 plus a reasonably priced basement add-on. Might not get the ask, but should close over the last sale.

  4. Duplex down ONLY if there is overhead sewers in the City of Chicago. crappy checkvalves won’t cut it if there’s bedroom living space in the lower level. I wonder how many duplex downs took on water with the flooding from a few weeks ago – 3.5″ of rain in a few hours. It’s just a matter of time before we have another 9″ of water in a 24 hour period again. the only place for that water to go is into people’s basements.

  5. HD, don’t project your problems onto everyone else. Just because some (many) places in Chicago (and the burbs like you…) flood during heavy rains does not mean all do.

    Yes, I would be concerned about flooding in a duplex down, but I don’t think it is something that is guaranteed on all duplex downs in all locations in the city and suburbs except if they have overhead sewers….
