It’s been a few years since we chattered about this building.

The kitchen has white cabinets and stainless steel appliances.

The unit also has all the features buyers look for including central air, washer/dryer in the unit, parking and a private patio.

At $750,000, is this a good townhouse alternative for those who want to be in historic Old Town?

  1. Is there a premium for a vintage condo in old town triangle vs. a modern condo in immediate surrounding street?
    Looking at this house, it seems like it’s a bit overpriced when comparing with this unit that went under contract recently: http://www.koenigstrey.com/homes-for-sale/IL/Chicago/60614/1926-N-Lincoln-Park-West-Street-UNIT-2G-100250620
    Two condos are on the same street, but only a block apart. Sizes are comparable, vintage condo might be a little bigger, but the modern condo has more outdoor spaces and isn’t on the first floor.

    There’s no square footage on the vintage unit but the one you linked to is just 1650 square feet. So that could be part of the difference in pricing.

    Biggest difference in the pricing is that the featured unit is not directly above a bar and beer garden.

    Also, all one floor (and seemingly slightly wider) will feel a lot bigger than 2, ~800 sf, floors. And this one also appears to have slightly nicer finishes.

  4. I always wondered about those units overlooking ranallis’ strange place to live. pics also resurrected bad memory of a circa 1999 drunken makeout session latenight outside this place that I had completely forgotten. cribchatter still doing impressive things even with the new site

  5. A couple of those Ranallis’ units have resold, most have done pretty well. Blows my mind – I hear that there are a lot of problems with the noise and the rats generated by Ranallis, and that the operations are far different than what was sold to the first buyers of that property.

  6. Now listed as contingent. Up 20% from 2004 (assuming it closes at ask and they didn’t put any $$ into it). Place looks great and has parking. Still seems expensive for a 3BR but won’t know until it actually closes. Also – that vintage place on the same block is under contract now too.
