Why Don’t More Condos Have Luxury Built-Ins? 21 W. Chestnut in the Gold Coast

This 1-bedroom at 21 W. Chestnut in the  Gold Coast just came on the market.

It has extensive built-ins in both the living room/kitchen and the bedroom which creates a ton of extra storage space.

This unit has been completely remodeled.

It has 6-inch hand-scrapped white oak floors.

There is Lagamorph custom white cabinetry.

The kitchen has luxury appliances such as Miele and Viking.

There’s also Ann Sacks tile and marble.

The unit has central air, in-unit washer/dryer and parking is available for $35,000 extra.

Built-ins are used extensively in New York City condos.

Why don’t more people install them in Chicago condos?

Deborah Hess at Conlon has the listing. See the pictures here.

Or see it in person at the open house this Sunday, Oct 20, between 12- 2 PM.

  1. Love it – small but well designed, lots of storage (some will hate built ins, I love them), in unit laundry, small balcony, powder room, etc.
Ah, would want to try to get parking tossed in for that ask price

  2. Agreed. Love it as well. Without knowing anything about the building, I think it makes for a great 1BR in the heart of the city. My only concerns are 1) are there pocket doors in the bedroom and mast bath? 2) Is that a twin/double sized bed?
Being able to close off a private area and functionally fitting at least a queen size bed are important.

  3. I love the idea of built-ins to maximize space in a 1 BD. The challenge is finding a cabinet finish and color that is somewhat neutral and not automatic turn off for some.

  4. A well done design. The reason most condos don’t have built-in storage is easy — its expensive. Homeowners who haven’t renovated before or installed built in closets, cabinetry, storage, etc, can’t appreciate how time consuming and expensive they are. The logistics alone getting the amount of cabinetry and materials delivered into a condo — freight elevator, cardboard to recycle, etc. etc. is alone time consuming.

  5. I always love when people market Lightology Lighting. It’s a store, not a product. You can buy pretty much anything the sell elsewhere, and most likely for cheaper.

Otherwise I really like the space.

  6. Hi All, couldn’t figure out how to reply individually, but I didn’t want to miss the opportunity to Thank You for taking the time to comment, and since you did, I thought I would share some of my thoughts based on your comments:

David: I understand that all buyers like to try to negotiate, but the ultimate sales price will be based on the market value/demand, and before you can judge whether parking should be thrown in or not, I would invite you to come and take a look –. This home is beyond compare even at full price!

PBubbs: It’s a terrific building, fairly new (built in 1999), and with the best door and maintenance staff, beautiful business center, exercise room, and solid financials! The staff creates a secure and nurturing environment, perfect for buyers relocating to Chicago, or just someone living on their own for the first time! Regarding the interior, The pocket doors create perfect privacy without taking up space….Brilliant! Also, the bed is queen size, but positioned differently a king size could easily fit…the master is enormous.

Brad: Absolutely true… Our homeowner spent a fortune on the renovation, and we are priced below what she paid “pre rehab”!! So all the investment will be to the benefit of the new homeowner…

Marco, you’re so right!! I should have said Hi-End Lightology fixtures..I just assumed the market recognizes that with all the other hi end features, the homeowner would choose compatible lighting.

Everyone is welcome to visit tomorrow or call me at 773.865.3327 for a private viewing – Cheers! Deborah Hess, Conlon: A Real Estate Company/The Deborah Hess Chicago Group.
