  1. Your square foot price is calculated incorrectly. You do NOT include BELOW grade sqfte. as the same as above grade sqftge. Living space in the basement should be considered separate due to having less light, bugs, damper, water leakage issues, etc…Plus the master bedroom is in the basement. If you ask me; totally undesirable unless your a troll.

  5. So this is really a 805 sq foot one bedroom with an 805 sq basement. And the only upstairs bedroom has no window? I can’t tell for sure, there’s NO PICTURE OF THE UPSTAIRS BEDROOM….

    Better tell that to all the buyers of the “luxury” duplex downs they’re building all over Lincoln Park and Lakeview where all 3 (or sometimes even 4) bedrooms are in the lower level (aka basement) and they’re paying anywhere from $800k to $1 million for that privilege.

    I guess they didn’t get the memo about basement space.

    Someone better tell this developer, then, that their 2400 square foot duplex down in Lincoln Park that is listed at $949,000 with 2400 square feet is really just 1200 square feet.

    And yes- all FOUR bedrooms are in the lower level.

    Who knew it was so undesirable?

    Huh.

  8. I was just in Glenview last night and saw they are builing condo on the “old” Avon sight. WTH? Really condos there? Or condos anywhere?

    But like your question Sabrina about these duplex-downs. They wouldn’t be building them if idiots were not buying them.

    Sorry if anyone thinks idiot is a harsh term, but if you bought a duplex that duplexes not a BASEMENT I don’t know what other word to describe you

  9. Sabrina…the only reason developers are building expensive duplex down condos again is due to the demand again from sucker buyers in the north side for new construction cr*p. Buyers that buy duplex down units USUALLY get screwed on the value when purchasing brand new. They rarely resell for a profit. In fact, just like that shthole at 1550 W. Cornelia you were promoting located on a busy, nasty, dirty, noisy street like Ashland Avenue a few months ago; I can PROVE once AGAIN I am right on the $$$…and you have no clue. Want the facts? BTW…this Newport unit is not selling because the street floods right in front of 1122 and this peep has finished basement rooms.
