Is a unit with unique outdoor space a better sell in the spring/summer market?

  1. We called the realtor a few months back. Parking is not included with the unit. They have a rental space available in the neighborhood.

  2. Thanks for the update Kevin. I was wondering where the parking was because these buildings don’t have much room in the back of the building. Although I know there are a select number of parking spots with some of these buildings.

    How many people went to look at this property thinking there was parking when there wasn’t? It’s one of my biggest pet peeves. If it’s rental in the neighborhood you shouldn’t include it as having parking. You should at least indicate that it’s rental parking.

  3. Nice space on one of the nicest looking blocks in Chicago. It says on redfin: “sale price does not include parking”. But supplements that with conflicting info when it mentions “# of exterior parking spaces” as “1”. Wish realtors would be more sensitive to checking listing info like that, but perhaps it’s an aberration from the redfin data.

    Lack of central air/heat unfortunate, but worth the compromise for living in a building and location of this caliber. Reasonable HOA fees too.

  5. I lived in this building in the mid/late 90s though on the other side (457 W. Fullerton). This unit is nice but lacks much of the detail, such as pocket doors and pilasters, which make this building so special. There is a laundry room though we had a washer and dryer in our unit. Parking was an issue when we sold, which was resolved once I secured a spot in the lot directly behind the building. I believe the building was designed by Paul Gerhardt, who was the Cook County architect, 1910-1913.
