A 2-Bedroom Loft Deal in West Lakeview? 3151 N. Lincoln

3151 n lincoln

This 2-bedroom loft at 3151 N. Lincoln in West Lakeview came on the market in May 2015.

The west facing loft has authentic loft features including exposed brick and 12 foot ceilings.

It has a spiral staircase to private rooftop deck as well as a skylight in the second bedroom.

The kitchen has maple cabinets and stainless and white appliances.

This loft has the other features buyers look for including central air, in-unit washer/dryer and garage parking.

It is located just a few steps from the soon-to-be built mega-Whole Foods at the Ashland/Belmont intersection.

At 1700 square feet, it is also considerably larger than most of the basic 2/2 lofts in the neighborhood.

Originally listed for $435,000, it has reduced to $389,000 plus $25,000 for the parking.

Is this a deal for the location and square footage?

Jenna Smith at Dream Town has the listing. See the pictures here.

  2. Unless there’s something wrong with the building, this property seems like a good value. I wouldn’t want to live on Lincoln, but the location and price are much better than some of the other recent properties on this site (I’m looking at you Bucktown penthouse).

  3. Good location for ex-college age people. I’d like to rent it, not own it or buy it.

As a landlord, you’re already at $1000 per month expenses not including insurance and mortgage interest.

  4. $1,000 cheaper than 9 years ago?

Surely the homeowner built up a bit of equity during this time so will have wiggle room to go lower.

A long way from the El. Might be a tad ambitious.

  7. A long way from the L? Seriously? A ten-minute walk to the Lincoln/Paulina Brown Line stop?
Or alternatively, the Lincoln, Belmont and Ashland bus stops?

What are you talking about? That’s crazy.

It’s 3 1/2 blocks to the Paulina Brown line stop. Probably a 5 minute walk.

  9. Yeah I think that person forgot about the brown line being right there… regardless, I remember looking at these condos when I was in the market many years ago and they were effing terrible and overpriced then.

This one looks like it has a funky layout, look at that picture 2, is that the wall separating the living room or the front door? Its wacky looking, it appers as though there is no separation of bedroom and living room? That sucks too, no outdoor space? Sucks.

Also lincoln here sucks ass as well, constant traffic all hours of the day, and the retail kind of blows on this part of lincoln as well… take a look

As both Gary and I have said over and over again- buyers want “new.” They want move-in ready including new cabinets, bathrooms, appliances and counter tops. Or- you’d better be priced as a deal.

Buyers are actually still being picky, despite the hot market.

It’s 670 yards. That’s a distance that has been deemed unacceptably far on here in the past.

“Chicago needs more of a mania for there to be a bubble. We are in a very hot market with record high prices in the GreenZone. If you’re not selling for more, much, much more, then you are an idiot.”

3.5 blocks is too far now? Come on.

    Now you’re just being silly.

I’m being silly remembering the complaints?

I’m the one who thinks that 2/3s of a mile isn’t too far.

I’m sorry that reality disturbs you.
