One of the Cheapest Single Family Homes in Lakeview is Back: 3352 N. Marshfield

This 3-bedroom single family home at 3352 N. Marshfield in Lakeview came on the market in July 2015.

But we know it from the last time it was listed in 2011. Back then, it was listed at $499,000 and some of you thought it would ultimately sell for $375,000. See our 2011 chatter here.

But it never sold.

If you recall, the house has a loft like first floor with a full bath.

The second story was added 19 years ago and that’s where all 3 bedrooms are located along with a full bath.

There are 2 skylights.

Built on a 71×25×58 lot, it has a 1-car attached garage and central air.

Last time we chattered about it, there was an older home next door. This time, that house has been torn down and a construction fence surrounds the lot.

In 2011, this house was listed for as high as $499,000 but never sold.

It’s now listed at $475,000 but the market is much hotter and prices have gone up in the last 4 years.

Will they get the higher price this time around?

Madeleine Pearl at Axiom Associates has the listing. See the pictures here.

I surely HOPE this place is “unique”- my eyeballs can’t take too many more such.

It’s spacious, comfortable, and adequate for a family, but you can’t say much more for this eyesore.

This place is the next tear down on the street if the price is right. The problem is the lot is irregular and short; plus its backs up to & views ugly commercial uses which is a huge negative. The interior is dated and has no light. Raze. $400k tops.

  3. All the homes on this street are teardown candidates, I remember it when I lived nearby a long time, its just a collection of goofy lookin not so well maintained homes on goofy lots.

It’s not even that many–there are (were, before the teardown) 5 north of the alley, and then a 6-flat and a 3-flat south of the alley. This really would be a great location for a larger apartmet building, with the el close, and in a spot surrounded by commercial and the YMCA.

  5. Could be a viable rental option at around $400K. I’d suspect that a rental in this area with off street garage parking would easily get $3k-$4K per month. Wonder how much deferred maintaince needs to be addressed at that price.

  6. This little house, though unique in its own way, might be of use to the prospective buyers of the new house being built next door. I suggest it be marketed as a garage for the new house, with the entry on Marshfield. There is not much of an alley behind the new house, and a front entry is safer. $475,000 for a garage? Heck I can point out several houses around here that went for $500,000 and were torn down for a yard! Good luck!
