Update on Crib Chatter’s Winter Schedule

We’re in the winter market now where inventory and new listings normally drop.

But this year, with already record low inventory, it’s worse than ever. It’s already difficult to find interesting properties to post on. It will only get worse as the holidays approach.

Therefore, Crib Chatter is returning to 1 post a day until 2016 when the inventory improves.

  7. Wow,I’m just back from vacation this morning but did not realize that it was time to break out the holiday party bubbly yet. I was just thinking as the taxi pulled up to the house that it’s time to take down the string of pumpkin lights over the garage.

  9. Maybe start a once-a-week posting on the suburban GZ? I just did a quick redfin search of Wilmette (odds are against use moving back to the area, but one never knows). I’m a bit surprised at the number of decent looking places within the price range I searched ($550-700k), their time on the market and emphasis on “open house this weekend” (which to me indicates that the closing prices will be considerably lower). I sort of forgot just how high the taxes are there. But I can’t remember a time (over the past 8 years or so) that I saw so many viable options (and didn’t even search the township to the south or the villages to the north).

    The $275k sale was an REO sale to Michael Lerner, of MCZ Dev.

    The guy who lost it to f/c was Krzysztof Karbowski, of Time Properties. It sold for $460k in 2006.

    The $470k price seems a little low, but Lerner probably just wanted to lock in the gain quickly.

    $625k seems like a decent starting ask, even tho I wouldn’t want to be on North Ave like that.

    I’ve said for years- I can’t cover the suburbs. I have occasionally done a post (Oak Park/Park Ridge) back in the day. I’ve done a few in Evanston (maybe I should do one of those again? So we can see what’s happening with their condo prices). But otherwise, the suburbs are too big and too vast. I don’t have time to drive all around to get pictures of those properties- especially with low inventory and quick sales.

    If someone wants to start a blog covering the suburbs, more power to them.

    The inventory is just as low- see Edgebrook, Old Norwood Circle, Sauganash etc. Nothing going on there either.

    My all time favorite are Jewbag “Jap” palaces stuck in the 1980’s Bette Midler vibe. Lol. Love also the JAP condo with the bathroom “bowl sinks” from 2006.

    There’s a Costco in that quadrant now. Might want to move the to “west of Western”.

    Oh, wait, anyone who has had criminal jury duty has likely been called to 26th and Cal, so you have to either use 31st or Kedzie. And carve out MDW.

    And, once you do that, and carve out Beverly (at least as to the weekend of the Irish Parade), please to explain the charms for someone who has no family/friends in the remaining quadrant?

    Being west of Ashland (or even Western) isn’t notable anymore (that is, since about 1997), certainly north of the Ike.

  32. @ miumiu I’ll grant you the staircase rail but I don’t think the paint is horrible. I like the shower, maybe I wouldn’t have picked out that exact tile but when I’m taking a shower, I only care that the water is hot.

    I’m torn because I think they are asking too much yet if they get anywhere near their asking price, my property value should go up, right?

  35. The sale prices of nearby properties make the comps, so yes I think selling at a high price is good for your place :)
    The paint is of course a matter of personal taste, but I think dark colors like the red they have chokes the place and make the room appear smaller and less light. Such colors only wok in really lush setting IMHO. Also I think more boring colors: whites, light grays, cremes and so on are safer choices to appeal to a wider audience.

    West of Western, and south of Cermak, while not going to MDW? Or Hawthorne, I spose.

    I mean, there is nothing wrong with much/most of that part of the city, but also not much reason to go there unless friends/family live there.
