South Loop Penthouse Does It In Style With 2 Waterfalls and a Wet Room: 1515 S. Prairie

1515-s-prairie-approved

This 3-bedroom penthouse at 1515 S. Prairie in the South Loop has been on and off the market for years but recently came back on the market in September 2015.

This penthouse has east views of the Lake and Soldier Field.

The unit has several features you rarely see in a downtown Chicago condo including 2 interior waterfalls and fish ponds (and I wish the pictures showed them better. Darn.)

There’s also a wet AND a dry bar (what’s a “dry bar”?)

The master bathroom has a 12×6 “wet room” with steam, body sprays and multiple shower heads just like you were at an upscale spa (and there IS a good picture of it in the listing. Check it out.)

The listing says the kitchen has been upgraded and has commercial grade appliances including 3 ovens, a built in coffee maker, custom millwork and cabinetry.

There are also 5 fireplaces.

It has central air and 3 garage spaces are available for $30,000 each.

Listed at $1.299 million, for 4,000 square feet, is this a deal for a downtown penthouse with this square footage?

Jeff Lowe at Berkshire Hathaway KoenigRubloff has the listing. See the pictures here.

  1. They need to get rid of that zebra skin rug. I once toured a home that had a zebra skin rug and that was all I could think about. I imagined what the zebra looked like when it was alive and wondered who killed it. I thought about how awful its death must have been. I did not want to buy a place from a zebra killer (even if it was by proxy).

I prefer the townhouse from yesterday to this place.

  3. Interesting place… but who wants a waterfall in their house… first thing I think of is a lame hotel lobby, who would want to live in that

Also whats up with the one granny bathroom

this place is fuckin wierd although unique

  4. I can imagine the waterfall being too loud for practical use (hence it looks to be turned off and without water in the photos). Also, it looks like it is right next to the train-yard and it doesn’t look high enough to escape the noise. Who wants to look at a dirty train yard for $1.3 million? Imagine how loud it gets during Bears games too.

  7. Not a fan of this place. I’d take the townhouse is DBP over this one any day.

  8. Im always amazed at the idiots who pay this much to live in these “flash in the pan” locations…..south loop is an awful area (not geographically, but demographically) and that is not going to change. Same thing happened in lakeview – all these idiot thirty something year olds thinking they wanted a “hip” area now are kicking themselves bc they can’t get their money out of their 3/2 condos and they need to move to the suburbs bc they finally accept that the city is not the place for a family (unless you can afford 1,000,000plus for a house and 40,000k/kid for school)…..

and before any of you youngsters start spouting nonsense about how things have changed and your generation is different etc – no it’s not – this has been going on for generations. Look at all the mansions on the south side (hyde park/kenwood or humboldt park – or even areas of rogers park) – those people had the same idea as the youngsters do now about south loop and lakeview, etc.

no – if you want stability in your house price and you want to live in the city, stick to the gold coast or streeterville.

  9. @clio, couldn’t disagree more. Did you miss the price rebound in the better parts of the south loop? Lot’s of families, dinks, retirees, and 20-25 in my building.

  10. Clio you sound so angry and cindescending. Who knows what the future holds for the South Loop? I remember like 25-30 years ago south and west of the loop was a huge dangerous ghetto. A lot of wealthy people want the pride, privilege and prestige if living in the city.

  11. Im not angry – I just see the stupidity of people and I get frustrated. Walk around the south loop – it’s frickin dangerous and scary (especially at night). Is that where anyone wants to raise a family or live? Same goes for almost every area in chicago other than the gold coast or streeterville.

There will be urban flight and it’s just going to get worse. These “fringe” neighborhoods are going to get hurt – just give it 15-20 years. You will see.

Chicago is very different than New york, DC or Boston – we have a lot more space and have a less productive/education population. Real estate is very tricky here

Funny, the only time I’ve been the direct victim of crime (I’ve had stuff taken from my front yard, but that’s me being dumb, really) was in the gold coast.

  13. There a few bad apples in the South Loop that attract an unsavory crowd, such as the creepy True Rock Ministries. If those organizations would close, it would help the neighborhood immensely.

I still like the South Loop. I am not sure if I would live there (unless it was in one of the townhouse/house enclaves) because I want to have grassy area right outside my door for the dogs. I don’t want to walk several blocks late at night to take them out.

  14. I remember seeing this condo a few years ago, before it was sold to current owners. Decorations were very taste specific. Lower ceilings, either 8′ or 8.5′, lower than in Museum Park buildings. Layout was good, very good space. Building’s amenities are less than in Museum Park – no swimming pool, and smaller exercise and party rooms.

My concern with this place would be loss of views, when Central Station with Fogelson will start developing area over train tracks, as they are planning to. The most recent update on it was in Crain about a month ago: http://www.chicagobusiness.com/realestate/20151028/CRED03/151029828/fogelson-forest-city-seek-partner-for-south-loop-residential-project.

And older article with more details on this project:

  15. Clio sounds like equal parts snob and scared. Streeterville and Gold Coast are just OK, cost no object, and you factor value into the ewuation they’re non-starters.

It’s not that bad out there, not yet anyway. The potential is there but anyone who thinks anything other than GC and Streeterville are “flash in the pan” neighborhoods is pretty clueless.

People are spending $400,000 for bungalows in Portage Park and Jefferson Park now.

Where will all these people be “fleeing” to?

  17. Real estate will suffer somewhat over the next few years. Rahm is probably leaving, crime is rising, property taxes are rising, income taxes will likely rise. Schools will almost certainly go on strike next year. The city and state have the worst fiscal condition of any place in the U.S., and the state has the worst population loss in the U.S.

If Chicago has the same population in 10 years as today, I will be very surprised. There will almost certainly be some population loss to the suburbs or Sunbelt.

  18. “the state has the worst population loss in the U.S.”

Measured how? Per the most recent census release, West Virginia lost population bt 2010 and 2014, while Maine, Vermont, Rhode Island and Michigan all grew at a smaller percentage than Illinois.

Ok, so, you’re looking for a fantasy. Paul Bunyan. Or John Galt.

    Got it.

Rahm–especially the currently compromised Rahm, who seems destined to not run again–is your absolute best bet on your wish list.

  29. There are plenty of teachers who would love to live in Chicago and work in the public schools. The city should tell the teachers that they are going to get paid X and have money put in a 401k for their retirement. Let the lazy oafs leave and hire new teachers.

The same should be done with all city employees.

Rahm won’t do anything like this.

    NO ONE WOULD!!!

Not even “no one who could get elected”. Actually, truly, no real person would actually do that.

We’ve already shed 16% of FTEs in Chicago in recent years. To say otherwise is just flat out false.
