Other than a single glass dining room table, without any chairs around it, there is no other furniture or staging in the unit.

There don’t even appear to be window treatments in the living room. There aren’t pictures of the other windows in the listing.

It has central air, washer/dryer in the unit and parking is $50,000 extra.

After a year on the market, should this unit be officially staged?

  2. Given the selection among other 2BR units in the building, they seem to be looking for around a $300,000-400,000 view premium. It’s a nice view but not worth that kind of price.

  3. overpriced – for $800k you would expect a lux condo. But it looks like a run of the mill condo with slighlty fancy home depot lights.

  6. It has “tendon” parking and a “Julian Balcony”. When you Google Julian Balcony you get hits for Julian Assange speaking from a balcony. Gosh learn the lingo and have someone proofread your ads.

    Some agents also think that “radiant” heat means radiator heat, not the case here though.

    This is a such a beautiful building but I think the converison to condos was not done well. This place is priced way too high.

  8. 1401 seems FAR nicer for $30k less. The price is a big problem, but staging probably would help too…

  9. Bluestreak it is unbelievable how many listings by so-called “professional” realtors contain typos and incorrect terms. Anyone considering hiring an agent to sell their property need only review current listings to weed out dozens of incompetent potential selkers.
