A Vintage Lovers Delight in East Lakeview for Under $500,000: 444 W. Belmont

444 w belmont approved

This 2-bedroom at 444 W. Belmont in East Lakeview just came on the market.

It’s been 5 years since we chattered about this building which was constructed in 1929 and has just 11 units.

It’s one of the many, smaller, vintage buildings on the north side that don’t get as much publicity as the big high rises.

This unit has many of the features that vintage lovers look for including a foyer/gallery with barrel vaulted ceilings, crown molding, a decorative fireplace, arches and French doors.

It has a separate dining room and butler’s pantry that includes a wine refrigerator.

The kitchen has cherry cabinets, granite counter tops and stainless steel appliances.

The bathrooms are marble with heated floors.

It has central air and washer/dryer in the unit.

The only thing that is missing is parking. As is true of many buildings of this era, they didn’t build it thinking everyone would be driving a car around.

Given the low inventory, will this sell for full price?

Gabrielle Weisberg at Baird & Warner has the listing. See the pictures here.

Unit #6B: 2 bedrooms, 2 baths, 1800 square feet

  • Sold in December 1999 for $350,000
  • Sold in April 2005 for $418,500
  • Currently listed for $450,000
  • Assessments of $496 a month (includes exterior maintenance, lawn care, snow removal)
  • Taxes of $6725
  • Central Air
  • Washer/Dryer in the unit
  • No parking
  • Decorative fireplace
  • Bedroom #1: 16×12
  • Bedroom #2: 18×10
  • Dining room: 15×14

  1. Beautiful unit, but I believe it’s right next door to a proposed high rise, so: a) the two lovely 3-flats next door will be gone, b) you’ll be living next to a construction zone for a year or so, and c) when the year’s up, you’ll have a 17 story building next door…

  5. Ummm, besides the foyer, and the building’s entrance where is this vintage you people speak of.

this hole place looks brand new, no vintage, well the closed off fireplace and painted over mantle i guess can be called vintage.

not kncoking the place, its decent, but its not vintage and shouldn’t be called that.

  8. Hey Jp3, Nah all is good. Between work and coaching, life got fast paced and lost the mindless screw around time.

How about you, you still in the west loop loft? or did you hightail it to the burbs when your little one got to loud for loft living? or did you move back to the old hood in sauganash?

Chichow, its only if you make to the correct auto zone on grand avenue.

  10. Icky,

Haven’t seen you running around portage park anymore? Well probably as i haven’t been down central since they closed down the street for sewer work. also since its winter i don’t go over to rudy’s bike either, and the have a leadbelly by me on milwaukee ave.

  11. Groove,

since the twins arrived, time is even scarcer than ever. I’ve had to do most of my feeble mileage on the dreadmill (the runner’s equivalent of going over to the Dark Side).

Sad that leadbelly had to change its name. I think they also took over Central Kitchen and Tap, hope they have better success.

  12. central tap or its called beefbelly now, i haven’t been moved to visit when it was either. I did pick up a sweet vintage coat stand and a lionel train at the resale shop next door when it was still there.

how is the house doing? i know you had grand plans, and a eventually a basement remodel. so did the twins change those plans and you just painted threw down a used area rug and futon in the basement and call i ta day?

  15. Groove – sadly yes, we did leave west loop for the burbs. Mainly because one became three kids. And that needed kid friendly space.

  16. Jp3Po,

NOOOOOOOOOOO!!! did you hire a therapist when you did?

I really thought you would just move to the far northwest side.

If i would venture to guess, you moved to Oak Park/River Forest. You wouldnt go Park Ridge as you would have just moved to edgebrook, norwood, or sauganash. I dont think you would hit Elmhurst to burban for you. nor would you do glenview for the same reason. Evanston could be an option but too far north as you would still want to be close to the west loop.

so yep Oak Park is where you went

“why does cribchatter make me do so much maths?”

    To keep Ze away.

  20. My city house has some space between my neighbor, as far as city lots go but I really would like more distance.

after working in OBT for the last 4+ years, I *could* live in Elmhurst, Glenview, Lombard or Downer’s Grove if I had to. Basically it would have to be an older established suburb with a short metra ride into the city.

Not sure if I would still look for an updated old victorian or get one of those modern suburban mega houses.

Ewwwwww McHenry County? that basment studio in uptown he shared with bob is better than living in a 5 bedroom 2 acre place in McHenry county.

Seriously is HD even still aloud to post if he moved out there?

I belive the Ze thing more than the CPS thang. you dont need CPS when all mobile phones and computers have a calculator built in.

  25. “But they are stuck in golf mode and have not become a full amenity club. New FFC will open later this year with excellent facilities within a mile from the house. So that seals the CC deal.”

Dang it i was totally wrong, so it is park ridge 🙁

  26. I have always loved this building, and I daresay that most prospective buyers won’t care one way or the other about a 17-story building rising beside it in the near future. Most Lakeview denizens love the urban feel of the neighborhood and don’t mind living among thickets of high buildings at all.

Come to think of it, I wouldn’t mind having a few where I’m living now.

The unit looks like an exceptionally good deal for the money, given current prices, and the surrounding neighborhood. The city delivers itself to your front door in this area. Only downtown or the near north side has more convenience or access to the delights of urban life. Where else in Lakeview or surrounding areas will you get anything like this much space for the money, in a apt this good-looking and close to retail, entertainment, and other urban amenities?

Taxes are not too bad, though I’d like to see the most recent tax bill. HOA is pretty much in line for this much space in a small association, though I don’t think this one includes heat.
