    – One of the “bedrooms” is the little dungeon that is now used as movie room (clever use of the space, btw). This place could never be used as a BR with no windows. A wine cellar, a storage room, a walk-in closet? yes, but not a BR.

    -The other one is a glass fish tank (again cleverly used as an office), but no way this is a BR either.

    So overall it is while it is a trendy space, you’d be paying a million and a half for a 2BR.

  4. @miumiu, The trend is calling office space a bedroom. There is no way to list a 2-bedroom/2-office home unless it’s called a 4 bedroom. It’s presumed that a bedroom can be used as an office. But as you point out, not every office can be a bedroom.

    For many buyers, the distinction doesn’t matter. A very high percentage of home buyers want space for a home office (or two). They are expecting to use a bedroom for an office. It doesn’t matter to them that the room can’t actually be used as a bedroom.

  5. Nice place. I don’t know about the glass enclosed office, but that can be easily corrected. It really is a large 2 bedroom with 2 other rooms that can be used as an office or man cave. Calling it a 4 bedroom is a bit of a stretch, but simply saying 2 bedroom isn’t all that accurate either.

    $1.5 million for this place is a joke though. This isn’t NYC or SF. You can get a nice single family at that price point and not have $1000 of HOA to deal with either.

    same as all the other renovations, the brick and ducts were painted thats it.

    Floors just looked to be stained darker.

    looks like a totally different kitchen to me (excluding the range/hood). the old kitchen had a different cabinet layout and the door fronts were a shaker style where as the new ones are flat panel.

    I see that now, but all that was changed was the doors. every cabinet is in the exact same spot and the island shelf was just covered with a cabinet door, also the fridge.

    that is not major work to do, any DYI can change a cabinet door.

    Now the question is if it need to be custom doors. doesnt seem like even if custom much work went into a flat planel door with no stiles and rails.

    they removed the upper open cabinets, to the right of the hood there used to be one cabinet, now there’s 2. even further to the right, they modified the cabinetry and replaced the refrigerator with a built in with integrated panel. also added a second wall oven and what looks to be a meile coffee machine. also new quartz tops. they spent some money here.

    also, i bet they spent a decent amount of money on that new staircase.

I say this as someone who a) doesn’t care for lofts, b) doesn’t care for bucktown and c) doesn’t care for the concrete ceilings and dark wood floors. I’d still live here!

    Sorry for the confusion the *easy job with simple materials* was a reference to the cabinet doors.

    But to the staircase, i cannot tell from the pics but it looks like just the balusters and railings were replaced with the glass and then the rest painted white. Not a cheap or easy task but still cheaper and easier than a whole new custom staircase.

  21. Say what you want, but there is a likely hood that someone will buy this property. Look all over the MLS listings and you will find some properties that are clearly overpriced. Here is how I would define an overpriced property: compare that property to others that are similar but are much lower in price and sometimes in better neighborhoods.     Some bloke paid 319K for a bungalow in a gang infested/crime infested neighborhood. For 319K they could do better by Foster and Central, Foster and Harlem or Central and Lawrence. Those are all better neighborhoods with better schools.

    Schools are bad, housing stock is bad, commute is fair, parks and green space are bad, culture is fair, taxes are bad – no discount relative to nice neighborhoods, location is bad (no lake, no beach, no lake or beach), restaurants and bars are good. Property prices are bad. 6 bads plus 2 fair plus 1 good = bad.

    At one point it was the gritty trendy hood that had all the cool and hot things popping up, was cheap enough for up-n-coming artist to live on its fringe which gave the area even more cool street cred brownie points.

    Then as always yuppies trying to feel edgy started moving in and overpaying for properties, the price jacked up tremendously. If you bought a rental building in the beginning and then reno’d it into a SFH then sat on it for 7-10 years you ended up getting a huge amount of return.

    Many lawyers saw this and jumped in the bubble pricing game, and wanted to also get the urban cred too. so prices jumped again. and classic diverse housing stock got torn down for new modern style homes.

    as for why one would pay the price there now…I have no clue?

    As someone who lives here, I’d disagree with all of your points. Not everyone cares about the lake. Schools have drastically improved and parents are extremely involved. Plenty of green space. There’s this little thing called the 606 as well as the smaller parks at the access points, Holstein, Wicker Park, Ehler Park, Walsh Park, Churchill Park, etc. Many people that live here prefer the housing stock. Lots of old updated cottages and the mansions in WP are beautiful. Not sure what you would consider great housing. Surly not the crapbox McMansions all over LP. Most people would consider the housing stock in WP some of the best in the city.

    You also missed talking about the crime. Another BIG negative. WP/BT are practically on top of gang infested parts of the city. Sure, crime happens everywhere, but you are definitely MUCH closer to gang turf west of the highway than you are east of the highway.

    I disagree though with the housing stock comment. There are some attractive places in WP/BT. Old cottages, renovated cottages, modern new construction, and lofts like the one in this chain.

    Should WP/BT demand the same prices as LP, or an area like Roscoe Village? Absolutely not. But then again, the market speaks for itself so who are we to argue?

    True it was diverse, but the old cottages only look old facade wise but are overly updated on the inside IMO and now cost $$$$$$$$$$$. even the cute, somewhat run down, homes on the fringe parts of WP/bucktown have been redone and made bland to sell like every other interior.

    As to the logic of why this hood is so pricey? IDK? It has attracted other liked minded people who, unlike Lake View/LP/WestLoop, are dedicated to making it in the “urban world” and have not made the obligatory move out of city limits.

Bucktown’s housing stock is OK but nothing special. A cottage will always be a cottage. Wicker’s got some cool old greystones but plenty of the mundane, both split-nlock and otherwise; what I hate about there is the lack of greenspace and the petty crime; so many homes have a desolate token front yard or none at all with busted auto glass and tall boy cans in the gutter.

    Ummm, Norwood and edgebrook have an over-abundance of green space!!!

    It has caldwell woods, edgebrook woods, forset glen woods, a whole forest preserve, two golf courses, a forested bike trail that takes you to botanic gardens, all the Chicago parks (norwood, indian rd park, edgebrook park, rosedale, sauganasgh park), also each school has huge greenspace on its property.

    Also brickyard area you get 2 huge parks Sayre and Riis plus all the other smaller parks.

    sorry to be snarky, but even folks in west rodgers park have more than ample greenspace.

One explanation I have is that somewhere and sometime in the past in our collective American psyche real estate became an asset class for speculation. In the go-go technology era of the 1990’s the American middle class discovered investing in the stock market. In the late 1990’s people started speculating in tech stocks, bio technology stocks, internet stocks, etc. That went bust in late 2000-01 and then Americans decided real estate was the vehicle to vet their speculative appetite.

    The Federal Reserve and their low interest rate policy just added fuel to the fire. They provided the gasoline and Joe Six Pack just lit the fuse.

  50. By greenspace I was really referring to the lack of it in front yards, I recognize Wicker and Bucktown have some city parks, not the best for that but hardly the worst. Compare Wicker with Ravenswood for example, or much of LS or North Center. Or how about Lakewood-Balmoral? All have blocks where people have actual front yards more so than WP/Bucktown on average and I personally like that; others may not care so much; everything is a series of tradeoffs.

    I dont work in the loop so loop commute isnt a factor for me. We did shop river forest at one point, even low balled on two places. Both offers were met with a in straight forward FU. only one counter offered. The taxes were a big factor in why we didnt pursue other properties.

    I’m back from lurking for a few days and I had to respond to this. I respectfully disagree with you. a lowball is generally defined by the realtor cartel as any offer less than 10% off list price. So an offer of $350k on a house listed for $400 but s been languishing for 90+ days is a ‘lowball’; but the very next day, the house can be reduced to $380k and suddenly $350k is a competitive offer.

    Sure, a lowball in the first few days of listing from some investor/rehabber is an insult; but the vast majority of lowball offers come from buyers in the market looking for overpriced homes that have been languishing.

    This was especially in poignant in 2008-2012 when prices continued falling and today’s listing price is $50k over tomorrow’s comps.

    I bought my house in 2012 after a couple of lowball offers during the winter months on a house that had been languishing for a long time. I got a great price on it and realtors were so desperate for deals they would go with the lowballs. Today i’m sure you go into the MLS blacklist of buyers who lowball.

One place was an estate sale, was sitting for a while with no price drops, came in with my offer got an FU. It just sat. price drop finally happened, it was small, but it still it just sat. Final price was close to my offer, higher, but close.

    the other was just a fixer upper, a few things not cosmetic. and again it was sitting around, i guess the seller though highly of it and wanted top dollar. So i came in with my *fair offer, got the FU but got a somewhat decent counter. well this one just and sat and sat and sat. then went of list. for the next year or two it came on and off the market. it sold but it sold for really close to my offer.

    The answer is always no if you dont ask!

  72. Someone shot and killed last night right at the busiest intersection and heart of wicker park. This happened at around 6pm! Bucktown and WP had the fastest appreciation for some time. Now that reality is going to set in, I think prices are bound to fall. Same with West Town. Who in there right mind is spending 1.4 million dollars on homes in neighborhoods controlled by gangs.

    And, maybe, if the wussy Republicans actually ran candidates in Cook County, they could get some votes. Of course, those candidates would have to be party apostates, as they can’t (1) use any racial dog whistles, or (2) talk about the gays or abortion in anything other than positive terms. Which is why the state party doesn’t support those who might run.

    Gotta have two parties to have a two party system, and the Rs don’t even try.

    Of course not!

    But if the IL R-party is going to run candidates in Chicago, they need to balance the competing interests of (1) having a candidate who has a chance of winning and (2) having a candidate that doesn’t create a “problem” for downstate candidates. That tension is why the Rs have been doing so poorly on state wide elections post-Edgar.

  85. I was wondering when I’d see a place on Cribchatter that I had spent time in, and here it is. So as a longtime CC reader I feel obligated to chime in.

    Some of the haters on this site feel that everything I say, no matter how profound, is bogus. So I wanted to divulge some details about this place but the pictures really do show most of the angles..

    The unit is pleasantly decorated and setup nicely if you like the cold/pale gray modern look (and have or acquire furniture to match). It’s nice as a 2/2 it would feel downright crampted as a 4-bedroom, which is why it made sense to open up one “bedroom” with glass.* The movie room is also perhaps the best use of the other bedroom, that is if you’re the sort of person who wants a movie room off of your 2/2. Movie room felt bigger than in pictures, guess b/c of the higher ceiling and stadium seating.

    One thing not shown is that the door to this place is at the end of a long narrow ugly corridor which feels like 100’s of feet. I don’t recall if you have to walk down the entirety of that corridor if you park in the garage, but it still makes entrance/egress front door feel crappy. Presumably that long corridor is is used by a bunch of lesser units, so that’s who your neighbors are as you make the trek to your $1mm unit. The biggest problem, other than that is a boxed in feeling and lack of outdoor space. But what about those large windows and rooftop deck you might ask. Look at those windows and the height they start at. Even if you are a tall person, which I am, they do not provide a good eyeline view unless you are very close. Even the photos cannot make them look good. And the outdoor deck is up a long isolated feeling staircase. There is no indoor/outdoor feeling, so it would be subpar for entertaining. It would be only a short while before your guests wonder why the heck are we out here listening to the highway. And the view is crap too. A giveaway of the crappy view is that the solid deck walls and planted trees are being used to attempt to obscure it.

    *Notice that the glass here is full-height with a substantial door. You might wonder why someone desired that much privacy from others also sharing the 2/2. Presumably such people would also be willing to overhear your conversation with your mother or turn down the tv if you need to concentrate. But this level of privacy does indeed make perfect sense when you realize the best use for this “penthouse” is for bedding people you’ve just recently met. So the next morning you might wish to use this office to field calls from your agent, or give a hint to your living room guests to leave, or have a conversation while keeping private the true nature of your assets vs liabilities.

    The garage is small and crappy too. It listed as a 2 car, make that two Prius cars. Certainly not two cars that myself or the sort of person in this place would feel good driving (plus there that trek from there to the unit).

    This place will languish then sell for around $1mm, plus/minus depending on how much of a sucker the buyer is. He will undoubtedly bang a bunch of 22-ish new to the area vixens thereby getting extracting his money’s worth out of the place (not in liveability but in other dividends) who will be quite impressed with how this place compares to their highschool bf’s 1/1 rental.

    Now a rant about the sort of people living in a place like this. In a word: baller. Now I know that word gets thrown around a lot (depending on which circles you run in of course). But here it means what it says and says what it means, quite literally. The dude who owned it and did the renovations actually plays with a ball for a living, hence ball-er. That’s him about 6th or 7th from the left in the photo over the office chair. He is superior in physicality and talent compared to you, which explains why his place is also. While I’m no slouch in those departments, my $ comes purely from brain power, which is why my place is also baller (baller being used as an adjective here).

    This guy had a Ferrarri too. And all of those clothes in photo 17 are his. The clothes alone are worth more than HD’s student loans. Being a literal baller pays very well. And is a portable talent marketable in many parts of the world – including/especially outside of the US. So I doubt this guy has placed a priority on making the domestic creditors whole. In addition to the pay, these sort of ballers literally have 9’s and 10’s throwing themselves upon them every where they go. Which was presumably the purpose behind this pad. A dropcam had been installed so next morning evictions could also be accomplished remotely via iPhone.

    Now onto the next resident, a former acquaintance of myself. Apparently it’s not so uncommon in Chicago to rent out the place you are being foreclosed upon (along with all the stuff in it too) especially if you are leaving in a hurry, which is how he came into possession of the unit. Such arrangements can be fortuitous to both the rentor and rentee at the expense of the lender. Heck I should have rented this place myself, despite its problems. Then when the bank comes around looking to repossess, ka-ching, profit. But back to the prior resident here, some people just have no class when it comes to money, and these are the people who attempt (often failingly) to show off in a place like this. A 20-ish bimbo from the nightclub is going to be impressed, but someone like me (who can pay cash) is going to see it for what it is.

    So the place not only looks visually cold, but it is actually going to be cold. As you can see in the photos you are going to be spending a good amount AND have your heat running constantly to maintain a temperature in the winter. So the conversation goes something like this. Me: “Cool place. Here’s a housewarming gift. Yes it [the gift] is expensive. Feel free to look it up then if you don’t know about it. Is that a picture of the owner? Jeesh Ferrarri, alright. Think he’s gonna pay all his bills. Yeah, who cares, guess it’s good to be ballin.” TheDude: “Yeah, check out all this other stuff. How do you know about this stuff, I thought I was richer than you. Check out this outdoor deck. I know the weather’s bad, but just check it out, isn’t it nice.” Me: “I really don’t need to see it. Ok, I’ll go up and look out the door, yes it’s an outdoor deck, yes I believe you that there’s a tv out there, but no I’m not going out there it’s cold. No, no I really do not need to see it.” Dude: “Isn’t this wall mounted plasma nice.” Me: “[sorry to break it to you] but this sort of stuff just isn’t that expensive anymore [you can give it up already]. Ok, let’s go get something to eat.” Proceeds to deal with craptastic garage to drive to north and damen restaurant.

    There’s something about certain ethinc-religious groups when they acquire wealth. And I’m actually not talking about Jews or Africans. Personally, I never flaunt my finances (except to haters on CC) so some people even when they know me still don’t know. Some people are just the opposite. This dude is so desperate and out of touch he actually tried to flaunt the fact that he had an iPhone 4! I mean granted this was a few years ago, but even then many typical wage-slave debtors were already carrying current iPhones! I could tell he felt salty when I later casually checked my own my iPhone (I’ve had the latest since iPhone 1.0, people would stop you on the street to see it back then) and he realized he attempted to flaunt something that was mundane to many. What an imbecile. So suffice to say me and dude aren’t friends anymore, which is partly sad because when he wasn’t being an idiot and a braggart he was actually fun as all hell. He’s presumably found destitute people, unlike me, who actually respect others solely for their wealth, and will kiss his az which he emotionally needs so much. Sadly this world is full of dippy and desperate types like that, who are often still paying for their grad school student loans. And to top it off, the jagg-off kept my man-bag which I used to to give him the housewarming gift. So if you tour this place look in the cabinets for it (small, black, nylon) it belongs to me Brad F. And I wouldn’t mind getting it back. But wouldn’t surprise me if dude took it with him. To make it worth your while, I’ll give any realtor or whomever, $400 cash for that bench in 2nd bedroom, picture #20.

    Control4 is soon to be very obsolete, and the video gear comes with this place because it’s doubtful worth the effort to pull it out. 606-trail is hardly enough of an attraction to change values long-term. Yes, I’ve been there. If you frequent this area check out Las Palmas on north. I’ve had better meals and service there than some of the several Michelin starred places I’ve been to. And Homedelete until you pay your debts, you aren’t working for yourself, you are working for creditors. And I’m not talking about theoretical debts which Sanders supports would presume one owes the moment he is born, but actual dollar amounts due, so stop chattering and get back to work.
